Sedona Cares Fire Fundraiser

Sedona Cares Fire FundraiserApproximately a month ago, May 25th, three families in the Village of Oak Creek (Sedona, AZ) lost their homes to a devastating fire. Most of the damage occurred when a propane tank exploded and flames almost immediately spread to the surrounding homes. The local fire department responded quickly, but unfortunately they weren’t able to save any of the homes.

The families lost virtually everything, even their pets. The silver lining to the story is the community’s willingness to step up and help in a time of need. Over the next few weeks, volunteers and generous people donated time, goods and money to help the families start to rebuild. One of the culminating events took place on June 19th — Sedona Cares Fire Fundraiser.

Buyer & Seller Tips of the Month

In Honor of Father's Day:
A Father's Tip to Buying Your 1st Home

For many of us, if not all of us, buying a first home is pretty intimidating. Luckily I had parents in the real estate industry to help ease my concerns. With that being said, they still couldn’t guarantee that I wasn’t going to lose money or prevent me from buying a house that wouldn’t turn out to be a money pit. What they were able to achieve was to educate me with a list of guidelines to follow. Their list seems even more relevant in today’s market.

Have a Plan:
How long do you think you will live in your new Sedona Property? Knowing what you want to do before buying helps you to compare each property to your overall goal(s). If you have a young family or are looking to start one, do the rooms provide enough space? Will the backyard be big enough? Will you be close enough to work or to other community amenities? Strategize about your next few years and think about the contingencies if things don’t occur perfectly.
You Don’t Have to Spend Your Entire Budget:
Remember that all of your debts count against you. There are recommended percentages for how much of your income your mortgage and real estate related expenses should be. Contact someone like Jonathan from Pinnacle Capital Mortgage to help you create your budget. Just because you can afford something, doesn’t mean you should purchase it. Find a Sedona Property that fits your needs, not necessarily maximizes your budget.
Buy Something You Love:
Real Estate flipping is risky business. Plan on being in the Sedona Home for some time. If that is the case, don’t buy something only because it’s a good value. Ideally, you will find something that fits most of your needs AND is a good value. The mortgage payments still come regardless. Make sure you purchase Sedona Real Estate that will meet all of your needs and your most important wants. It will help prevent buyer’s remorse down the road.
You’re Better off to Secure your Investment on the Purchase:
It is extremely important to understand there aren’t any guarantees in real estate. There are calculated risks. Make sure you purchase a home that is a good/great value in today’s market. Avoid the pitfall of paying above market value for a property and hoping for appreciation. Having vision is good, paying too much and overextending yourself can lead to painful lessons. If you can’t find a Sedona Property that is a good value AND a property that you love, be patient and wait. Making a shrewd purchase is much more likely to be rewarded upon the sale than hoping the property appreciates to compensate for your emotional decision.

Remember these are just a few tips from my father. If mine is anything like yours, their advice is free and plentiful!

First Impressions are Still Key:
What Does Your Front Door Color Say About You?

We have discussed time and again how important first impressions are for home buyers. This month we found an interesting article that discussed what the color of your front door may mean to neighbors and potential home buyers. Take a look at this article from MSN.com and determine if your front entry gives the right message for your home.

Expanding on the front entry theme, one additional area we would like to discuss improving on your listed property is the security and air infiltration of all exterior doors. In the summertime, air conditioners run throughout most of the day(s). If the weather stripping surrounding your doors has passed its useful life, cool air may escape and warm air will penetrate. Look at all of the door jams and determine if the weather stripping needs to be replaced.

While you are determining your need for replacement weather stripping, make sure the doors and windows are in working order. Make sure your locks and handles latch without too much effort. Repair or replace door handles if they need it. In addition to added safety, potential buyers will also have the feeling they are looking at a sound structure.

Pam's Recipe of the Month

Spaghetti Sauce

This Spaghetti Sauce Recipe makes a very large quantity. Great for a lot of people. Freezes well!
I make it then freeze in small portions. Also makes excellent lasagna!

Prep time: 15 Minutes
Cook time: 30 Minutes
Large Quantity -- great for company!

Recipe Ingredients

  • 1 large onion, chopped
  • 30 cloves of fresh garlic, chopped (1 bulb)
  • Olive Oil, enough to saute' onion and garlic
  • 1 Tablespoon of the following herb/spices:
    • Parsley
    • Marjoram
    • Rosemary
    • Oregano
    • Thyme
    • Ground Sage
    • Basil
    • Bayleaf (3-4 leaves)
  • 1-1/2 to 2 T Anise or fennel seed
  • Crushed red pepper (about 2t. or more if you like spicy)
  • Salt and Pepper to taste
  • 2-3t. sugar
  • 2 106 oz can S & W Crushed tomatoes in a thick, puree (Sam's Club)
  • 1/2 lb. sliced fresh mushrooms
  • 1-2 lbs. sausage, skin removed and brown
    *Use drippings from sausage in sauce

Recipe Directions

  • Heat oil in large stew pot
  • Cook garlic & onion until tender 4-5 minutes
  • Add spices & tomatoes & simmer 15 minutes
  • Add sugar, mushrooms & sausage
  • Cook until mushrooms tender
  • Salt & Pepper to taste
  • Cook another 10 minutes or so
