Sedona Pinterest Photos are Spectacular

Out of the many notable reasons to live in Sedona, spectacular photos taken of the Sedona Area are a great reason to live locally. For those of you whom have not heard all the chatter, we would like to introduce to you, Pinterest.com. Pinterest is a new social network (like Facebook, Twitter & YouTube) where you “pin” all of your interests to online boards that you create for your profile.

One of the many things we love about Pinterest is that the network as a whole is visually alluring. Pins can be either Photographs or Videos taken from websites online or uploaded directly – the only text on Pinterest is that of captions.

Good Credit History Saves You Money

Credit scores and your overall debt-to-income ratio are big factors in determining your eligibility for a home loan. Your credit scores are also key in determining which loan program you may qualify for. In the end, your Credit Scores affect what interest rate you will receive and what terms your mortgage broker will be able to offer.

Good scores mean better rates, better repayment opportunities and lower monthly payments. Poor scores may lead to higher rates and less favorable repayment terms. Don't think your credit score doesn't matter that much! It absolutely will affect the money in your pocket each month.

Here are some tips to help you to begin improving your credit scores. Even if your scores are extremely high now, these may be ideas to help you to protect your stellar credit rating moving forward:

  1. You are allowed one Free Credit Report per Year. Mistakes can and do happen. Check for and correct any errors in your credit report. Don't pay extra because of a simple error.
  2. Avoid Credit Card Debt. Pay off the entire balance every month when possible. Avoid transferring credit card debt from one card to another as it could lower your score.
  3. Your credit rating will recuperate after time. Some suggest that you wait 12 months after credit difficulties to apply for a mortgage.
  4. Don’t purchase high priced items for your new Sedona Property on credit too early — such as appliances and furniture. Wait until after the loan has closed. The new purchases will add negatively to your existing debt.
  5. Organize your Mortgage Search much like you did your property search. Mortgage Applications completed within a short window will be lumped together as one inquiry. Don't spread out your search too long, as too many credit inquiries can lower your score.

How to Improve the Odds of an Offer

We personally are starting to see some Sedona Properties receive multiple offers. This is a great sign for our Sedona Real Estate Market. We did a little digging and found some common characteristics that could improve your chance of selling your piece of real estate:

  • Price it right! If you need to sell, set your price towards the lower end of your price range. Good Values seem to be getting the most attention. Our job is to offer you advice so you don't price it too low.
  • Prepare for showings. Get your house market ready before you put it on the market. First impressions are extremely important for buyers and other agents. If other agents like what they see, even if it is when they accompany a buyer that doesn't move forward, the agent will remember your property. Make sure other Sedona Real Estate Agents remember your property for the right reasons.
  • Be flexible about showings. It’s often disruptive to have a house ready to show at the spur of the moment. But the more amenable you can be about letting people see your home, the better opportunity you’ll have to find a buyer.
  • Anticipate the offers. Take the emotion out of the equation beforehand. Decide in advance what price and terms you’ll find acceptable.
  • Not to belabor the point, but "Meet the Market's" expectation for price. If your Sedona Property has been on the market for more than 30 days with minimal showings or without an offer, you should be prepared to at least consider lowering your asking price. Good Values are getting the most activity. Let's discuss what price makes your real estate fit into that category and will appeal to a more broad audience.

Pam's Recipe of the Month

Banana Bread Recipe

Prep time: 5 minutes
Cook time: 1 hour
Makes one loaf

Recipe Ingredients

  • 3 or 4 ripe bananas, smashed
  • 1/3 cup melted butter
  • 1 cup sugar (can easily reduce to 3/4 cup)
  • 1 egg, beaten
  • 1 teaspoon vanilla
  • 1 teaspoon baking soda
  • Pinch of salt
  • 1 1/2 cups of all-purpose flour

Recipe Directions

  • No need for a mixer for this recipe
  • Preheat oven to 350°F (175°C)
  • With a wooden spoon, mix butter into the mashed bananas in a large mixing bowl
  • Min in sugar, egg & vanilla
  • Sprinkly baking soda & salt over the mixture and combine
  • Lastly add flour, mix
  • Pour into buttered 4x8 inch bread pan
  • Bake for 1 Hour
  • Cool on rack, remove from pan & slice to serve
