Listing Agent - Foe or Friend?

As a Buyer, we know that committing to an agent early in your search process can be a scary proposition. This is why many buyers begin their search by contacting the listing agent(s) on Sedona Homes for Sale. What most Buyers should remember is the listing agent is working for the Seller. Most Sedona Realtors® are professional, but it can be a conflict of interest when you try to negotiate the best price for your Sedona Home Purchase.

We are not saying that the listing agent can’t successfully represent both the seller & the buyer, but it is difficult. In our experience, if you want the best deal when buying Sedona Real Estate, you can see an enormous benefits by hiring a Sedona Buyer's Representative. This decision will ensure you have someone looking out for your needs first. Consder these Benefits:

  • It is FREE - the seller pays the commission for both the listing agent and the buyer’s agent
  • You have someone negotiating on your behalf & yours only. Use their experience in helping you determine the best strategy. More than likely, you don't buy property all that often. Use someone that negotiates for a living.
  • Buyers Reps know the inventory. They can show you all of the Sedona Homes for Sale that are a good deal. They won't be burdened with the bias of trying to sell you their listing(s).

If this concept makes sense to you, but you still would like to find your agent by calling on a Sedona Home of interest, please think about one thing. If the listing agent is part of a team, one team member can represent yourself and the another team member can represent the Seller. This helps to keep the negotiation professional and without bias.

Does the Potential Buyer have the capacity to perform?

When reviewing submitted offer think about how strong the offer is. Does the buyer truly have the capacity to perform? Most agents require their buyers to either get pre-approval or show a proof of funds prior to submitting an offer. Let us explain the levels of pre-approval so you can determine if the buyer can in fact get financing.

A Pre-Qualification Form has three important things to look at. Know what it means when a buyer presents an offer with pre-approval. Refer to the Pre-Qual. Form attached here.

  • Line 14 – Has the Lender Completed a Verbal Discussion with the Buyer? If this is the only box checked yes, you have a problem.
  • Line 15 – Has the Lender pulled the Buyer's Credit Report? This tells us that the Lender after talking with the Buyer and seeing their Credit Score, believes the buyer can afford a home priced like yours.
  • Line 23-26 – What documents has the Lender Obtained to qualify the Buyer? Obviously, the more documents received the better chance you have of the buyer actually being able to secure a loan.

Knowing what to look for when a potential buyer submits an offer with a pre-approval by a lender can help avoid problems later on in the escrow process. If a buyer submits a Proof of Funds, we consider this a stronger offer because the buyer has cash available to purchase the home. Local Lender Update

Recipe of the Month

Raspberry Swirl Cheesecake Cupcakes via Annie's Eats

Ingredients

For the Crust:
  • 1½ cups graham cracker crumbs
  • 4 tbsp. unsalted butter, melted
  • 3 tbsp. sugar
For the Raspberry Swirl:
  • 6 oz. fresh raspberries
  • 2 tbsp. sugar
For the filling:
  • 2 lbs. cream cheese, at room temperature
  • 1½ cups sugar
  • Pinch of salt
  • 1 tsp. vanilla extract
  • 4 large eggs, at room temperature
Raspberry Cheesecake

Directions

  • Preheat the oven to 325˚ F. Line cupcake pans with paper liners. In a small bowl, combine the graham cracker crumbs, melted butter and sugar. Stir together with a fork until well blended and all the dry ingredients are moistened. Press 1 tablespoon of the mixture into the bottom of each cupcake liner. Bake until just set, 5 minutes. Transfer to a cooling rack.
  • To make the raspberry puree, combine the raspberries and sugar in a blender or food processor. Process until smooth, then pour through a fine mesh sieve to remove the seeds.
  • To make the cheesecake, beat the cream cheese on medium-high speed in the bowl of an electric mixer until fluffy. Blend in the sugar until smooth. Mix in the salt and vanilla. Beat in the eggs one at a time, mixing well after each addition.
  • To assemble, spoon 3 tablespoons of the cheesecake batter over the crust in each cupcake liner. Dot a ½ teaspoon of the raspberry puree in a few dots over the cheesecake filling. Use a toothpick or a wooden skewer to lightly swirl and create a marbled effect.
  • Bake until the filling is set, about 22 minutes, rotating the pans halfway through baking. (They will look quite puffed initially but will return to normal quickly.) Transfer to a wire cooling rack and let cool to room temperature. Transfer to the refrigerator and let chill for at least 4 hours before serving.
