Investigate What is Important to You

"They don't know, what they don't know." This is something we often think about when buyers come in and say they want to accept a property as-is without doing proper due diligence. We strongly recommend thoroughly inspecting the property or a piece of vacant land and suggest that you research all areas of concern. But where do you start?!?! Lucky for you, our expertise is Sedona Real Estate and we are happy to assist you with the following items during your inspection period:

  • Understand the Codes, Covenants & Restrictions (CC & R’s)of the subdivision
  • Obtain an insurance history report stating any prior claims & submit to your insurance provider to make sure you can get insurance on the property.
  • Ensure the property is located outside of the flood zone, or research flood insurance if it is within.
  • Schedule, residential home & commercial inspections and review report(s)
  • Get quotes from licensed contractors, handymen and landscape professionals for items of concern on home inspection(s) and/or remodel desires.
  • Obtain County, City & HOA building guidelines, etc. for vacant lots.
  • Meet with architects and/or contractors for new builds
  • Negotiations with the Seller’s agent on items of concern

We help you step-by-step to make sure all your bases are covered prior to the conclusion of your inspection period. For those of you moving from out of state, the inspection period begins the day after contract acceptance. Depending on what was previously negotiated in the purchase contract, the buyer may have anywhere from 10-30 days to complete their due diligence. Once this period ends, their earnest deposit becomes non-refundable. Note: During the inspection period, buyers may cancel for any reason and receive a refund of their full earnest money deposit refund.

Our suggestion is to make a list of items that are important to you prior to finding your house. This way you’ll be able to rationally rule-out properties that don’t meet your criteria or know what you’re sacrificing if you fall in love with a property that isn’t up to par. Things to think about:

  • Public Water vs Well Systems
  • Sewer vs Septic vs Alternative Systems
  • Cable Internet vs Satellite
  • Propane vs Natural Gas vs only Electric
  • Proximity to schools, medical facilities & your future place of employment.

If a property doesn’t currently have one of the items listed above, but it is available to connect or install, research the setup fees. These are material facts to consider prior to concluding your inspection period.

Periodic Maintenance Can Save You Thousands

Living in Sedona Arizona, we’re blessed to have what most would call perfect weather: 4 mild seasons and 300+ days of sunshine. However, as a property owner it is important to preserve your investment with periodic maintenance to ensure chronic sun damage and deferred upkeep doesn’t sneak up on you and cost thousands to repair or replace.

Below are just a few of the simple maintenance precautions that can help you avoid larger projects later on:

Seasonal Landscaping
No one likes dead vegetation which in AZ can become a fire hazard. In the spring, get your drip system serviced. Set a watering schedule that will allow your vegetation to flourish. Make sure there are no leaks so you don’t end up with an outrageous water bill. On the flip side, before winter hits, make sure you prune your plants and turn off the drip system to prevent frozen, busted pipes.
Home Exterior
With Mexican architectural influence, Sedona has a fair amount of Santa Fe/Pueblo designed homes with flat roofs and stucco exteriors. Although we love this style of home, it requires periodic roof & stucco maintenance. We suggest repairing any cracks on a semi-annual basis. A simple patch and repair can prevent water leakage, which can snowball (a word most Sedonaians don’t hear often) into much more expensive and time consuming problems.
Rain Gutters/Drainage
Next time it rains in Sedona, make sure to pay attention to the flow of water. If you find problem areas, contact a Licensed Sedona Contractor to get ideas for proper drainage, including retention areas & rain gutters, etc. If you need a recommendation, we have few names for you to interview.
Deck Maintenance
With the Arizona sun, being proactive in maintaining any wood features such as a deck or fence is very important. Periodically sealing these features can prevent having to replace them prematurely.
Clean & Seal Accents
Similar to maintaining a deck, any features that help differentiate you from the competition should be well kept. Features such as slate, tile, and stacked stone all should be periodically cleaned and resealed. Each house is different when it comes to time in shade, etc., but a good rule of thumb is to seal yearly.
Interior
A few items to pay attention to on the inside of your home are: 1) Water Concerns - hard water buildup around faucets, replace filters in reverse osmosis, etc. & always keep enough salt in the water softener. 2) Dryer Vent – by cleaning out the vent you can prevent burning up your dryer and a potential fire hazard. 3) "Spring Cleaning" is always a good idea as well. Dust those ceiling fans, door trims, seal your granite counters, and rid yourself of unneeded clutter. "Spring Cleaning" doesn't only have to occur in the springtime!

Healthy Cinco De Mayo Fish Tacos

Ingredients

  • 2 Tbsp. low-fat (1%) plain yogurt
  • 3 Tbsp. fresh lime juice, divided use
  • 3 Tbsp. finely chopped cilantro, divided use
  • 1 medium tomato, chopped
  • 1/2 medium onion, chopped
  • 1 medium jalapeno, seeds and veins removed, chopped
  • 1 lb. white fish (like cod, halibut, or mahi mahi), washed, patted dry
  • Sea salt
  • 4 (6-inch) whole wheat tortillas, warm
  • 1 cup shredded cabbage
  • 4 lime wedges (for garnish)

Directions

  • Preheat grill or broiler on high.
  • To make yogurt sauce, combine yogurt, 2 Tbsp. lime juice, and 1 Tbsp. cilantro in a small bowl; mix well. Set aside.
  • To make salsa, combine tomato, onion, jalapeno, and 1 Tbsp. cilantro in a small bowl; mix well. Set aside
  • Season fish with salt.
  • Grill or broil fish for 4 to 5 minutes on each side, or until fish flakes easily when tested with a fork.
  • Evenly top tortillas with fish, cabbage, and remaining 1 Tbsp. cilantro. Drizzle with remaining t Tbsp. lime juice, and yogurt sauce; garnish with lime wedges. Serve with salsa.
