Affect Your Personal Financial Situation?

We appreciate your feedback and honesty! Like a lot of families across the country, most of those that replied struggled with the 2008 Economic Downturn. However, all of the respondents selected the option that they are rebuilding and moving forward. That is great to see! Sedona “Staycations”

If you have ever been to Sedona, you know how lucky we are with Red Rock Views throughout the town. With money being tight for many people, numerous families are forced to stay close to home for vacation. As a result, the term “Stay-cation” has become very popular. Luckily for us, the Enchantment Resort is a great option for us in Sedona and is surrounded by some of the best Red Rock Vistas in town at the mouth of Boynton Canyon.

The Enchantment Resort is located in West Sedona (map) and is about to finish up on a two year, $25 million renovation project. Dissecting a Mortgage Payment

When home buyers prepare to Search for Sedona Real Estate, they often give us one of two numbers for “Their Budget”:

  • The Maximum Overall Purchase Price They Will Pay for a Home or…
  • What They Want Their Monthly Mortgage Payment to Be

Recently we have had a few clients that were confused by a few mortgage quotes they received and how the payments amounts were so different. We had a brief discussion about what makes up a mortgage payment and we thought it was worthy of sharing it with other potential Sedona Buyers.

There are different approaches to a providing a mortgage quote, but we will discuss some of the basic examples and most common terms you will hear when shopping for a mortgage (P&I, I/O, PITI):

P & I - Principal and Interest payment
This payment quote is the easiest to create. All that you need know is the amount to be financed (the principal), the length of time needed to repay the loan and the interest rate charged. This is a great ballpark to start from, but there are quite a few pieces of information still needed to have a full picture of what your monthly expenses will be for Sedona Real Estate Ownership.
I/O - Interest Only Payment
Interest only loans were extremely popular when real estate markets were appreciating. Now they are less common, but they do still exist. This tells you what you would pay each month if you were to only pay the interest portion of the loan. If that’s the case, you would never pay the home off without making a contribution to reduce the principal. This quote will typically be the lowest amount.
PITI - Principal, Interest, Taxes & Insurance
This is the most complete mortgage quote. The caveat is you want to know how the mortgage lender calculates the Property Taxes and Insurance. For this quote to be the most accurate, you typically need to have the Sedona Property identified. The lender will be able to research the property taxes from previous years for that residence and they will be able to incorporate the quote you receive for Homeowner’s Insurance.

10 tips for Avoiding Foreclosure

Being in real estate since the 1980’s, we have seen quite a few cycles in the market. There are prognosticators saying we are headed towards better times in the near future, but there are still some Sedona Homeowners that are struggling to make their house payment(s).

If you are someone that is facing financial difficulty, and is in danger of facing foreclosure, here are some tips from the U.S. Department of Housing and Urban Development (HUD) to hopefully divert your path. Take a look at the list and Email Us if we can help explain any of these items further.

Don't ignore the problem
It is easier to run from the problem. Don’t run! There are other strategies you can implement to hopefully avoid losing your home.
Contact your lender as soon as you realize you have a problem
Again, timing is everything. If you are early enough in the process, you may be able to Short Sale your Sedona Home. Let us know if you need to Determine What Your Home is Worth for the bank.
Open and respond to all mail from your lender
Not always the most fun task, but be cautious not to throw away any correspondence the bank sends to offer assistance. Not all banks are neglecting struggling customers.
Understand foreclosure prevention options
Everyone’s situation is a little different. Some options may be a short sale, Deed in Lieu of Foreclosure or other Local, State and Federal Programs designed to help homeowners stay in their homes. Until you talk to someone with knowledge of these options, you may lose out on great opportunities.
Contact a HUD-approved housing counselor
Our opinion is knowledge is power. Talk to professionals that deal with similar situations every day. HUD Counselors may be able to give you a strategy that you never knew existed. They may help you understand what steps will follow depending on the path you choose.
Use your assets
Determine if you have any other assets that can be sold. Other real estate holdings can be liquidated if need be. Remember the old adage, “Even Real Estate is liquid at the right price!” Give us a call if you need help selling other local Sedona Real Estate.
Avoid foreclosure prevention companies
Only deal with reputable companies. Don’t fall victim to a quick fix scam that will leave you further in the hole. Do your research and talk to past clients if such a program fits your situation.
Know your mortgage rights
Probably one of the most important tips. Talk to an attorney and get legal advice for all of your options. Every state has different laws regarding foreclosures. So don’t listen to what a neighbor or friend tells you (unless they are an attorney of course). Everyone’s situation is a little different. Know the best solution for you.

The best thing you can do is to be proactive. Educate yourself as much as possible as quickly as possible. Knowing your options early in the process may give you opportunities that can disappear after key deadlines. Know your rights and strategize a plan. Pam's Recipe of the Month

Peach Crisp in the Crockpot via Pinterest
An easy recipe to use the peaches off the trees at our listing on 153 Casitas Court

Peach Crisp Ingredients

  • 3 large fresh peaches, peeled and sliced, or frozen sliced peaches
  • 1/3 c. flour
  • 1/3 c. quick-cooking oats
  • 1/3 c. brown sugar
  • 1/2 t. cinnamon
  • Dash of nutmeg
  • 1/4 C. butter
  • Vanilla Ice Cream

Peach Crisp Directions

  • Place sliced peaches in bottom of slow-cooker.
  • In a medium bowl, combine the flour, oats, brown sugar, cinnamon, and nutmeg. Cut the butter in with a pastry blender or a fork.
  • Mixture should be crumbly. Sprinkle over the peaches.
  • Cover the slow-cooker with a paper towel. Put the lid over the paper towel to seal the slow-cooker.
  • Cook on HIGH for 2 hours.
  • Serve warm with vanilla ice cream (4-5 servings).
