#34 – Sedona Sunsets
No doubt Sedona is one of the most beautiful places in the world, but as locals we know Sedona truly has some of the best sunsets! Known for the color of our mountains, Sedona’s Red Rocks amazingly “glow” with gorgeous colors of red and orange as the sun illuminates them while fading in the west.
While you are in Sedona AZ we strongly urge you to take a drive up Airport Road and experience seeing the panoramic birds-eye view of the City of Sedona. As you can see in the video below, driving Airport Road during daylight hours is incredible in itself but you should also take the drive at dusk, it’s really a breathtaking experience.....

How to NOT Annoy the Sellers
Selling a Sedona Home can often be an emotional roller coaster. One source of sellers’ frustrations can stem from fickle and disrespectful buyers. Simple annoyances can spoil a sellers’ attitude, which in turn could spill over into negotiations between the buyer and seller. Read below for a list of our past sellers’ biggest complaints and attempt to avoid them when searching to purchase your next Sedona Home.
Skipping Appointments
This is one of their biggest complaints. When at all possible, avoid no-call/no-show for an appointment to view someone’s Sedona Home. Even rescheduling an appointment at the last minute could set the tone for an unpleasant transaction.
Think about it from a Seller’s point of view. You receive a call for an appointment. You arrange an activity to occupy your family (pets and kids are often included in the equation). You prepare the property for showing – open all blinds, turn on lights, leave prior to the Realtor and the Buyer arriving. Now imagine doing this and no potential buyer saw your home, and this isn’t the first time this has happened. Can you imagine their frustration?
Long story short - most sellers have little patience for buyers who don’t respect their time. Therefore, whenever possible, always give sellers ample notice when scheduling and rescheduling appointments.
Ignoring House Rules
Using toilets, not restraining kids from playing with items that aren’t theirs, unlocking doors, and leaving heat or A/C units on after departure make the list for the biggest “no-nos” when touring Sedona Homes. Remember, it may be your future home, but until then, it is still somebody else’s property. Be cautious and courteous of your activities. Plus, you never know when someone is watching.
Nitpicking
There are many strategies when negotiating a purchase agreement. Most sellers don’t respond well to nitpicking. Ask your Realtor, there is a difference between presenting the Seller with a list of repairs (in hopes of getting a price reduction) and presenting a list of every item that you dislike about the property.
We have had sellers reply to us, “If they don’t like the house they shouldn’t be purchasing it”. Items like paint colors, style of the home, choice of flooring, etc. should rarely make the repairs list on the Buyer’s Inspection Notice.
Multiple Visits
Try to make each visit count and conduct as many different types of inspections that you can during each visit to the home. Sellers understand that repeat showings increase their chances of receiving an offer. Most sellers are fairly flexible with repeat showings. Furthermore, after the offer has been accepted, the Seller will need to make the property available for all of the inspections. If you need to measure for furniture, if at all possible, try to combine that with your visit during the home inspection.
We often see Sellers get frustrated, after being accommodating to this point, when the buyers press their luck and schedule multiple short visits. Keep in mind that Sellers are packing up their belongings, making new living arrangements and quite frankly, this is the time where they get the most emotional. It is best to stack all of your agenda into as few appointments as possible. Ask us or your Sedona Realtor for help scheduling your visits to your perspective home.
Moving the Closing Date
Typical sellers have their move-out timeline planned out. From the time of acceptance, they know how long they have to get out of their Sedona Property. When the buyers change their Close of Escrow Date, surprisingly some of the frustration comes when the date is moved up. For some sellers, this can cause a state of panic. Be conscious of the sellers’ process. They may not always be capable of moving out sooner than they anticipated.
Please note that we understand the many different factors going into moving the closing date. Just make sure to inform your agent of your reasoning and they should relay that information to the Sellers agent and hopefully make it less of a stress to the seller.
Again, these are just a few of the most common complaints that we have received from sellers. For any interaction between yourself - the buyer - and the seller, please consult with your Realtor. It may make a difference in purchasing the Sedona dream home of your choice.

Get a Pre-List Home Inspection
In a buyer’s market it is always important to differentiate your property from the competition. One fairly easy strategy that we have found to make Sedona Property standout to buyers, and to make their representing agents take a second look at your home, is to conduct a Pre-List Home Inspection.
In today’s market, buyers are making more informed decisions. Therefore, sellers rarely escape inspections. Unless you are selling your house to a family member or close friend, the chances are that an inspection will take place prior to the completed sale of your Sedona Property are very likely. Our suggestion is that you are ahead of the game -- order a home inspection prior to listing your home.
Think about the inspection report as an item of value. When given to the buyers ahead of schedule, pride of ownership shows & they feel that you sincerely care about the quality of property you are selling.
Below is a list of reasons to consider when getting a pre-list home inspection:
Peace of mind
Knowing ahead of time what issues could present themselves can give you peace of mind when selling your Sedona Home. This allows you to adjust your asking price accordingly to ensure that you net fair market value.
Hidden Issues to be Fixed
There is a difference of knowing your property needs work & selling at a fair price to allow the buyer to make repairs, verses being oblivious to needed repairs. Unhidden repairs that an inspector could discover include: leaking faucets, mold, pests, differed maintenance, etc. It is important you know of these items upfront so you are not blindsided when the buyer uncovers them and asks for a purchase price reduction.
Bids for Cost Repair – Adjust Price Accordingly
There is no harm (and no reason not to) get bids from licensed contractors for any part of your Sedona Property that you feel buyers could have an objection to. Examples include:
- Any part of improving your curb appeal, whether to the exterior of the home or landscaping.
- Is any specific area of your home out-dated? I.E. kitchen , bathrooms. Get a bid!
- Is the roof close to the end of its useful life?
- People move to Sedona for the VIEWS! How much would it cost to add in a wall of windows or a deck to capture the Sedona Red Rocks?
If you don’t want to make the improvements to your Sedona Property prior to listing it for sale, think about getting an inspection report & bids to provide potential buyers a starting point for their research.
Marketing advantage
Our last and possibly most important reason for getting a pre-list inspection is the marketing advantage. For example, a home listed at $450,000 with a Seller’s concession of $10,000 for new flooring opens the door to more buyers than a home listed at $440,000 with no concession. Reason being, if the potential buyer needs to obtain financing, a seller concession allows them to have cash for the remodel vs. providing their own funds.
Knowing the issues buyers will use in negotiations and producing bids to assist their due diligence will put you on the right path to receiving an offer closer to asking price.

Recipe of the Month
Pesto Potatoes
Makes 6-8 Servings - Courtesy of Six Sisters Stuff
Ingredients
- 5-6 medium russet potatoes
- 1 (10 ounce) jar Pesto sauce
- 3/4 cup Parmesan cheese
Directions
- Preheat oven to 450 degrees.
- Scrub (but don't peel) potatoes and cut into large cubes.
- Place cut potatoes in a large Ziploc bag.
- Add pesto sauce to the bag and shake until all of the potatoes are coated.
- Pour contents out into a baking sheet and spread out evenly.
- Sprinkle on Parmesan cheese.
- Bake for 25-30 minutes, or until potatoes are golden.
