Be Well Prepared

As you prepare to purchase the Sedona Property of your dreams, there are many items to contemplate. Below are our top 25 most important things to consider prior to purchasing a home (written in no particular order).

Obviously our #1 is to hire a Sedona Realtor to represent you and negotiate on your behalf. If you stop reading after that you will be ok. If not, do your research and be prepared!

Our job as Realtors is to represent your best interests: we educate you about the Sedona Market & Arizona Real Estate Procedure, help find the perfect property, negotiate on your behalf, prepare the contracts, addendums, inspection notices, etc., assist with your due diligence, and often draw attention to potential issues that you may have overlooked without proper representation. So take a look below at a few items to consider, then call us and be on your way to being a Sedona home owner!

  1. Hire a Sedona Realtor (at no cost to you, the buyer).
  2. Read ALL paperwork you sign and are given!
  3. Know your budget.
  4. Look at ALL the expenses when you are budgeting for the Sedona Property: What are the tax advantages to owning? What are the principal, interest, taxes and insurance? What approx. will the utilities cost, the cost of commuting and upgrades/repairs needed?
  5. Get a pre-qualification or better yet, pre-approved by a lender.
  6. Listen to your Mortgage Lender - Keep your money where it is. (Moving funds from accounts and making large purchases such as a car, etc. can disqualify you from obtaining a loan.)
  7. If you have cash, does it make sense to purchase with cash or finance funds while interest rates are low?
  8. Make a list of needs & wants and prioritize it. Do not sacrifice, until you have exhausted all options. If a time comes where you need to bump up your price range or lessen your criteria, know which is the best option for your family long-term.
  9. Locate the best area within Sedona to reside. Consider proximity to work, school, friends, family, social activities, Sedona Red Rock Views, etc.
  10. Avoid mistakes made by emotional homebuyers (Hire a Realtor).
  11. Listing Agent – For or Friend?
  12. Know a great deal when you see one. Make an offer & negotiate a.s.a.p. (If you don’t know the Sedona Market inside & out, now is a good time to hire a Realtor).
  13. Find the right property. Even though a property is a great deal, doesn’t mean it is the right property for you and your family.
  14. Prepare for multiple offers. Do you have the negotiation experience and professional relationship with the Seller’s Realtor to get the deal done? Hire a Realtor!
  15. Know the deadlines – you’ll know this since you’ve read every document you’ve been given.
  16. Investigate what is important to you.
  17. Find qualified inspectors.
  18. Get a survey & appraisal.
  19. Know the cost of repairs - get quotes.
  20. Know the resale benefits/disadvantages.
  21. Verify Utilities (more important for vacant land).
  22. Read the Codes, Covenants & Restrictions of the Home Owners Association. This document will tell you what you can and can't do with your property and what is expected of you...do not skip this!
  23. You’ll get advice from everyone – know who to listen to.
  24. Find an escrow/tile agent to transfer title. Decide how to take title.
  25. Call utility companies a few days before closing to transfer into your name on day of closing. No one wants to go without internet or TV (or water or electricity).

Here in Sedona, the "high desert" minimalism landscaping is common. With a large portion of our residents being retired and/or Sedona being a second home, low maintenance landscaping is desirable. Grilled Calamari Chopped Salad with Chickpeas, Olives & Salami

This recipe Serves 8 | Time: 45-60 Mins.

Ingredients

Calamari
  • 2 pounds calamari (cleaned, whole tubes and tentacles)
  • 1/4 cup olive oil
  • 1 lemon (zest and juice)
  • 3 cloves garlic (peeled and smashed)
  • 2 tablespoons mint (leaves roughly chopped)
  • 1 teaspoon red pepper flakes
  • kosher salt and freshly ground black pepper (to taste)
Salad
  • 1 (15-ounce) can chickpeas (drained and rinsed)
  • 8 ounces Castelvetrano olives (pitted)
  • 8 ounces cherry tomatoes (cut in half)
  • 1 English cucumber (cut in half lengthwise, sliced into 1/4-inch half-moons)
  • 4 ounces sliced Genoa salami (cut into 2-inch strips)
  • 1/2 cup pickled red onion
  • 1/2 cup mint (leaves roughly chopped)
  • 1/2 cup basil leaves (leaves roughly chopped)
  • 2 tablespoons lemon juice
  • 2 tablespoons red wine vinegar
  • 1/3 cup olive oil
  • chili flakes (to taste)
  • kosher salt and freshly ground black pepper (to taste)

Directions

  • In a large bowl, combine calamari tubes and tentacles, olive oil, lemon zest and juice, garlic, mint and red pepper flakes. Refrigerate for 30 minutes.
  • Preheat grill or grill pan to medium-high heat. While preheating, wrap a brick in foil and let heat on grill.
  • Remove calamari from marinade and place on grill. Top with hot brick. Cook until charred on all sides, about 2 minutes per side. Remove grilled calamari to a cutting board. When cool enough to handle, cut the calamari tubes into rings.
  • Transfer grilled calamari to a large bowl, along with chickpeas, olives, tomatoes, English cucumber, salami, pickled red onions, mint, basil, lemon juice, vinegar, olive oil, chili flakes, salt and pepper. Mix well to combine.
