Sedona AZ's Teen Center & Skate Park

In Sedona, the public majority is middle-aged working citizens and retirees. Because of this, the community has put forth great effort in creating space for our youth to have places to interact with each other and mature.

Locally known as the 'teen center', the now Boys & Girls Club hopes to, "...inspire and enable all young people, especially those who need us most, to reach their full potential as productive, caring, responsible citizens." Located in Posse Grounds at 480 Posse Ground Rd, the teen center is a place that has something for everyone.

With a modern facility that includes an outdoor skate park and use of the basketball courts & other sports fields, this is the place to be for any Sedona teenager. Buyer & Seller Tips of the Month

Buyers

Prepare for Multiple Offers

When you are looking to buy a property that is priced right, there may be multiple offers submitted at the same time as yours. We recently experienced this with one of our clients and we would like to share some advice with all of you as you prepare to make a Sedona Real Estate purchase.

These are guidelines that we recommend -- following these steps will not guarantee that you will get the property you are making an offer on. However, these are good steps to follow to improve your chances of winning a multiple offer scenario for your Sedona Real Estate transaction!

When you are in a multiple offer situation remember:

  • Cash is ultimately the best form of payment. Full loan pre-approval is the next best scenario.
  • Once multiple offers come in to the seller’s agent, the seller reviews the offers and may present a “Highest and Best” counter offer. This is submitted to all parties that have submitted offers for the property. All of the potential buyers have the same timeframe to submit their new offer with the highest price they are willing to pay and their best terms.
    • Tip: Decide on your final number before making any offer. This helps in situations like these when impulse and emotions try to take control. Knowing your highest number ahead of time will help to eliminate buyers’ remorse of going over your budget.
    • ”Best” refers to the best terms for the Seller. This means the fewest conditions and the shortest Close of Escrow will most likely be considered for acceptance.
    • Always have your Sedona Realtor do a follow-up call after submitting the offer. Make sure your final offer is received and presented during this phase of negotiations.
  • In this situation remember that while you have the time to reply, time is of the essence and we suggest moving fast.
  • Leverage your Inspection Period: If you know buying this Sedona Property is a good value and you have the means to move quickly, doing so is in your best interest. There is nothing wrong with tying the property up while you inspect and decide if it is the right fit for you and your family. You will maintain the right to cancel for any reason if the Sedona Property does not fit your preference. Use the inspection time wisely.

Tips for Listing a Vacant Home

There are always concerns when listing your home for sale – even more so when the property is vacant. We want to discuss some safety precautions that all Realtors should take to minimize some of the risks of Sedona Vacant Home Listings.

  • Adjust your thermostat to the season. Sedona’s moderate climate is helpful in saving money on heating and cooling, but it does not allow you to leave the thermostat off year round. Please set your Sedona Home’s temperature to something reasonable in the winter and summer seasons. We don’t want any pipes or anything to freeze when we have cold spells from Dec-Mar. On the contrary, when it gets hot in the summer months, we want buyers to feel comfortable while touring the property.
  • Extra Security Measures:
    • Have a neighbor watch over your home: pick up newspapers, remove local business advertisements and have them make sure no unusual business happens around the home. They can also help check the thermostat occasionally.
    • Make sure the locks on all of the doors and the latches on all of the windows work properly. It may also be a good idea to make sure the blinds are drawn at night.
  • Stage your Vacant Property - Yes we suggest staging your Vacant Sedona Home for Sale. It is important for all of your personal belongings to be out of the home so that future buyers can imagine themselves living in their new home; but a completely vacant home may also be unflattering. If you can, leave small and sparse furniture in the home to give buyers an idea of what the home could look like. We suggest to only leave a few things i.e.:
    • Bar Stools
    • Couch/Chairs in Living Room
    • Nicely made bed & night stand in Master Bedroom
    • Possibly a patio set outdoors
    Be sure not to leave too much furniture, but enough to maximize the space in each room.

Local Lender Update

Housing markets across the nation are increasing in value in 2013. Housing starts have increased, and building permits are on the rise. Historically low interest rates have fueled the strong increase in home sales. Many people who were “underwater” (owing more money than their home is worth) have seen increasing flexibility because of new loan programs, and increasing property values. Locally there is a positive attitude surrounding the real estate market.

Rising mortgage rates could be in the near future if the US economy continues to improve. Mortgage rates are still very low. Pam's Recipe of the Month

Better Than Takeout Chicken Fried Rice via Rachel Schultz

Ingredients

  • 4 cups rice, prepared
  • 1/2 pound boneless, skinless chicken breasts, cooked (I recommend using Slow Cooker Teriyaki Chicken!)
  • 1 cup peas & carrots, frozen
  • 1 small white onion, chopped
  • 2 cloves garlic, minced
  • 2 eggs
  • 3 tablespoons sesame oil
  • 1/4 cup soy sauce
Chicken Fried Rice

Directions

  • Prepare rice according to package instructions to yield 4 cups cooked rice.
  • Heat sesame oil in a large skillet on medium heat.
  • Add onion, garlic, peas, and carrots.
  • Stir fry until tender. Crack eggs into pan and scramble, mixing throughout vegetables.
  • Add rice, chicken, and soy sauce to pan.
  • Stir in soy sauce and remove from heat.
