As Sedona welcomes new residents, our community also welcomes new dogs! One thing that Sedona dog owners love to do is bring their pet(s) to the local dog park. The City of Sedona received enough funding to open the local dog park a few years ago and ever since, the people of Sedona have enjoyed bringing their dogs to socialize and play!

The Sedona Dog Park opened in 2007 after receiving two large anonymous donations and hundreds of other donations from Sedona residents. Don’t Fail To Get a Home Inspection!

Home buying is stressful no matter how you cut it. Not only do you have the stress of negotiating the purchase, but the fact that most of us do not buy property on a regular basis adds to the uneasiness. An experienced Realtor will help minimize the stress level you experience and will be a useful resource throughout the process. One very important step in the process is to obtain a home inspection. We at RE/MAX Sedona always recommend that you order a Certified Home Inspection when making such a large purchase. Such a report can alert buyers to potential issues the home may have, or that it could have in the future, and can help you make decisions that further assist in negotiations.

A typical home inspection is a visual survey of the premises by a certified, unbiased, 3rd party Inspection Professional (with appropriate tools to check items such as the HVAC, water pressure, etc.). The price of the inspection can vary considerably based on the limitations of scope and the fee structure. The cost of the inspection can run anywhere from a couple of hundreds of dollars to in excess of one thousand dollars. These services should be shopped to be certain your home shopping needs are being met. In addition, we recommend always choosing an ASHI Certified Inspector (American Society of Home Inspectors).

As it is a visual inspection, the Inspector typically focuses on areas that one can see with the naked eye. The inspectors are trained to notice inconsistencies in surfaces that may be concealing deeper problems. The inspector can often uncover areas in need of further investigation, at which point a specialized inspector may be called in (termite, electrical, roof, mold, etc.).

Additionally, a home inspector can help estimate the life left in your home’s appliances and other internal systems. Obviously knowing these things about the home you are considering will help you sleep easy at night.

Although the Home Inspectors are professional and thorough, we recommend hiring a more qualified specialist if any certain area of the home seems to present a looming problem. Much like getting a second opinion in case of medical diagnosis, this second inspection can be invaluable when digging deeper into the home’s underlying strengths and weaknesses.

Being forearmed with all of the facts will serve to make your home buying process much less stressful and give you the confidence that you are making a good decision with your Sedona Home Buying experience. To Disclose or Not Disclose

It is of utmost importance to be forthright about one’s property as a seller, especially since it is Arizona's law to do so. Don’t fear as a seller however that your memory will not serve; a document is provided by the Arizona Department of Real Estate that is designed to prompt you through the different areas of the home. A variety of questions are posed to fully establish the details of the property.

We recommend to sellers that they fill out the Seller's Property Disclosure Statement (SPDS) immediately when their property is listed for sale. This process will help to alleviate some stress, and can avoid the deadline to meet from when an offer is received. Otherwise, once a property is in escrow, a seller has a five (5) day window in which to provide the buyer with the Disclosure Statement. Hurrying through the disclosure process at that time may lead to forgetting important items or material facts. If completed at the time of the listing, all one needs to do is to update the statement before forwarding a copy to the buyer.

When considering what to disclose, remember that more is always better. This establishes an honest rapport, and makes a buyer feel secure and informed about their purchase. We would all like to have a clear picture of what we are buying, especially when making such a large decision. When filling out the SPDS, put the shoe on the other foot and keep in mind what info you would want to know if were you the buyer. Doing so can speed up a transaction and move it towards a rapid closing.

Don't withhold pertinent information about the property because you are afraid the buyer will get cold feet. Sedona, especially currently in our busy Spring season, has a consistent flow of people relocating to the area or upgrading/downgrading their Sedona residences -- there will be other buyer's out there!

Low-Fat Oatmeal Blueberry Applesauce Muffins

Still on this journey to making better eating choices, here's a take on one of our favorites! Recipe Makes 12 Muffins. "Any oats will work, but use old fashioned or steel cut oats for a heartier texture. Made with whole grains and very little fat, these muffins are a guilt free breakfast treat! Go ahead, eat a second one – they’re good for you". - Craving Chronicles

Ingredients

  • 1 1/4 cups whole wheat flour
  • 1 1/4 cups oats
  • 1 tsp baking powder
  • 1/2 tsp baking soda
  • 1/4 tsp salt
  • 1/2 tsp cinnamon
  • 1 cup unsweetened applesauce
  • 1/2 cup low-fat or non-fat buttermilk
  • 1/2 cup firmly packed brown sugar
  • 2 tbsp canola oil
  • 1 large egg, lightly beaten
  • 3/4 cup blueberries (fresh or frozen)
  • Directions

  • Preheat oven to 375°F.
  • Line a 12 cup muffin tin with paper liners or spray with nonstick cooking spray. If you plan on eating them straight out of the oven, give the liners a spritz of cooking spray so the muffins won’t stick.
  • In a large bowl whisk together flour, oats, baking powder, baking soda, salt and cinnamon. Combine applesauce, buttermilk, sugar, oil and egg in a medium bowl. Make a well in dry ingredients and add applesauce mixture, stirring until just moist. (Don’t over mix them! The batter will be thicker than your average muffin batter.) Carefully fold in blueberries.
  • Spoon the batter into muffin cups. Bake at 375°F for 16-18 minutes.
