Thanks to everyone who voted in our poll last month. The National Association of Realtors® has conducted much more scientific surveys on this topic. Their results showed the average buyer starts their search online 18 months prior to the purchase. With the amount of real estate information available online, this is no surprise.

Our results for this poll showed an equal split between the options. Without reading too much into our results, maybe the amount of information online is helping speed up the process for some buyers.

The Importance of a Home Inspection

Everyone knows home buying can be stressful because most people don’t do it very often. Experienced Realtors can assist in the process and can help minimize the stress. One of the most important tasks of the process, which Sedona Realtors often recommend, is a home inspection. We suggest that every transaction has a Certified Home Inspection completed prior to the purchase of any Sedona Real Estate.

Home inspections are a great way to minimize some of the problems that may arise after a purchase. However, understanding what occurs in a typical home inspection is of upmost importance. A typical Home Inspection is a visual inspection performed by a certified 3rd party Inspection Professional. Prices and the scope of work range from a couple hundred dollars to sometimes upwards of a couple of thousands of dollars. Each Inspector has their own limitations of scope and fee structure and their services should be shopped like any other service provider. We recommend using an ASHI Certified Inspector (American Society of Home Inspectors).

The visual inspection means that the Inspector typically focuses on areas that are visible to the naked eye. However they are experienced to notice inconsistencies in many surfaces that may tell the story of issues beneath. The reason we recommend a home inspection every time is because they often uncover areas that need further investigation. In addition, Inspectors attempt to estimate the remaining life of appliances and other internal systems. Knowing the potential issues prior to purchase may save you numerous sleepless nights.

While the Home Inspectors are good at their jobs, we do not recommend relying solely on their reports. If you have reasons to believe a more qualified professional should inspect a certain system, i.e. the electrical system or roof, we highly recommend that a second inspection and opinion be ordered prior to purchase.

The most important part of this tip is to collect as much information about the subject property prior to the purchase as possible. Making an informed decision is typically the key to minimizing the stress in the Sedona Home Buying experience. Curb Appeal - Landscaping

We've discussed Curb Appeal ad nauseam. However, it is the time of year that we would like to revisit the importance of good landscaping and a well manicured yard. Landscaping is often overlooked when it comes time to prepare your Sedona Home for Sale. As Sedona Realtors’, we have found that buyers tend to drive through neighborhoods, looking at available homes. We have heard potential buyers more times than you would expect mentally block off well priced homes because of the property’s poor condition of landscaping.

The two most common concerns buyers have in regards to a property’s landscaping is the amount of work needed to "cleanup" the yard and the amount of future work needed to maintain what is currently installed. With those objections in mind, make it easy for the buyers. Keep the yard well manicured while your home is listed for sale. Do not let it appear to a big project for prospective buyers to undertake upon their purchase. As we start to come out of winter, now may be the time to clean up the leaves remaining from fall, time to trim your trees and shrubs, to prune your rose bushes and other foliage and/or update watering systems. Do this now so as the Sedona Real Estate market heats up along with the weather, you will have an outstanding first impression with the potential buyers beginning their searches.

To combat the objection of too much maintenance needed, consider providing receipts for your landscaping service. It may help the potential buyers understand the work needed to keep the home looking in top condition. If you complete most of the maintenance yourself, let your Sedona Real Estate Agent know the amount of time it takes to keep up with the work. Any information you can provide will help buyers understand what they are undertaking.

Remember first impressions are instrumental when you have a Sedona Property competing for a potential buyer’s interest. Call your favorite local landscaper to get a quote on cleaning up your property and preparing your home for sale.

Local Lender Update

As the calendar turns over, we don’t have a crystal ball telling us what rates will do. We do expect the interest rates to return back to the historical average at some point. In the meantime, make sure you are prepared to act in case you need to obtain credit on short notice.

One way you can prepare yourself to obtain credit is make sure your credit report is accurate. You are eligible to obtain a copy of your credit report, free of charge, once every 12 months. One great way to order your Free Annual Credit Report is to visit (https://www.annualcreditreport.com).

Your objective should be to make sure all of your credit lines (each open source of credit) are accurate and are reporting the most up to date information. This is also a great way to ensure you have not been a victim of identity theft. Lastly, make sure all of the past loans that you have paid off show up on the report as such. Having inaccurate information is a nuisance, but start the process to correct the errors prior to obtaining credit - for a real estate purchase.

One caveat to remember, while you are entitled to a free annual credit report, you will not receive an actual credit rating score for free. You will see numerous offers to obtain the score, but be leery. You don’t want too many inquiries on your credit report until required by your lender, home or otherwise. For now, you need to know the information is accurate and you will be able to present the best picture of your creditworthiness when it comes time. If you have any questions, contact your local lender or banker to assist you in preparing your credit for a future loan.

Pam's Recipe of the Month

Stuffed Spaghetti Squash with Tomato, Olives and Chicken via Heat Oven to 350 Recipes

Ingredients

  • 2 medium spaghetti squash, cut in half lengthwise
  • 2 tsp olive oil
  • 3/4 pound boneless, skinless chicken breasts, cut into 1/2 inch pieces (or 2 cups already cooked, shredded chicken)
  • 14 ounce can diced tomatoes
  • 1/2 cup pimento-stuffed green olives, drained and chopped (can substitute Kalamata olives)
  • 1/4 cup chopped fresh basil (in the winter I use 1 1/2 T dried basil)
  • 1 tsp dried oregano
  • 1 salt and freshly ground black pepper
  • 1/4 cup crumbled feta cheese
Spaghetti Squash

Directions

  • Arrange the spaghetti squash halves, cut side down, in the bottom of a shallow, microwave-safe bowl. Cover and microwave on high until flesh is tender, about 5 minutes.
  • Meanwhile, heat the oil in a large skillet over medium heat. Add the chicken and cook until browned on all sides, 3-5 minutes (if using already cooked chicken, skip this step and add the chicken with the tomatoes and seasonings). Add the tomatoes, olives, basil and oregano, bring to a simmer, and simmer until chicken is cooked through, about another 5 minutes.
  • Preheat the broiler.
  • Flip the spaghetti squash over and, using a fork, pull the strands from it, making spaghetti-like pieces. Season the flesh with salt and pepper. Make a slight "hole" in the center of each squash half to make room for the filling, then spoon the filling into squash halves. Sprinkle the top of each with feta cheese. Transfer the stuffed squash to a baking sheet or roasting pan and place under the broiler. Broil until the cheese is golden brown, about 2 minutes, then serve.
