#124 - Schnebly Hill Tour

Schnebly Hill Road is a famous scenic drive in Sedona. The view from the top of the drive is a sight that no one would ever want to miss. One of our favorite backroad tours around Sedona would have to be the Schnebly Hill scenic overlook. This view is definitely a reason to live in Sedona. Take a moment and breathe it in!

Schnebly Hill, another route less traveled from Sedona to the freeway taking you to the neighboring town of Flagstaff, is a popular route for the Pink Jeep Tours to take. The Pink Jeep Tours take Sedona tourists on rides all around Sedona. They off-road through the red rocks and 4wheel in the areas that the majority of people would never dare to go. In the case of Schnebly Hill, the tracks left by these jeeps can be followed by other vehicles. This is what we follow when we want to take a little adventure into the wilderness!...

#117 - Sedona "Staycations"

If you have ever been to Sedona, you know how lucky we are with Red Rock Views throughout the town. With money being tight for many people, numerous families are forced to stay close to home for vacation. As a result, the term “Stay-cation” has become very popular. Luckily for us, the Enchantment Resort is a great option for us in Sedona and is surrounded by some of the best Red Rock Vistas in town at the mouth of Boynton Canyon.

The Enchantment Resort is located in West Sedona (map) and is about to finish up on a two year, $25 million renovation project. The recent press article mentioned that all of the 218 casita-style guestrooms benefited from the remodel. The project opened up more meeting space and doubled the size of the pool....

Keep Resale in Mind

One of the best things you should do when searching for a Sedona Home to purchase is to compile a list of needs & wants. There are some features that may not be of significance to you and/or things that don’t make your list, but you should keep them in mind for "Resale Value". Below is our list of three factors to remember when buying a Sedona Property.

  1. Bigger isn’t always better – being the largest, highest priced home in a neighborhood isn’t always the best investment. In some cases, the largest or most expensive home(s) in a neighborhood can face a head wind when it comes to price appreciation. Sometimes the neighborhood can weigh you down because the other homes are not up to the same standard. Now don’t get discouraged if you have improved your property vastly compared to the houses next door. There may be buyers interested in your neighborhood (because it may be close to their workplace or possibly a nearby school) that will appreciate the upgrades of your property. Nevertheless, a good rule of thumb for buyers is to shy away from the highest-end home in a neighborhood due to its "Resalability".
  2. Buy a property in an excelling school district – Our fellow Arizona Realtors, serving other cities around the state, often give advice to their clients about purchasing a home in an Excelling School District. Even if you don’t have kids, it’s always wise to think about the school district the property is in for resale value. Lucky for you, all 7 areas of Sedona are in the same Sedona Oak Creek Unified School District; which has been an excelling district within Arizona for the last several years. In addition, there are numerous private/charter schools ranging from preschool to high school that Sedona residents can attend.

  3. Views – We find the main reason people relocate to Sedona is for the views of our amazing Red Rock Formations. With that being said, if you are purchasing a Sedona Home or Vacant Lot and red rock views are not important to you, keep resale in mind! Most people searching for property in Sedona require that the home or property has some sort of Red Rock Views. By purchasing a home with restricted/limited views, you may diminish your resale audience. However, if you fall in love with a home that has limited views and it is a good value, it can be resold in the future. It just may take a little longer to find someone with similar tastes to you that doesn’t necessarily need the views out of every window.

In conclusion, find the best home or property that meets your needs & wants. However, be careful in your decision making to not fall in love with Sedona Real Estate that may be difficult to resale. While resale value may not be on your mind today, it is our job to help you protect your investment if your circumstances change. One way us as experienced agents can help you is to give you some insight into what other buyers and sellers are thinking. In the end resale does matter because either you or your heirs may have to cross that barrier sometime in the future.

Get Ready for the Broker's Tour

One way to improve the speed of selling your Sedona Property is to maximize its exposure to buyers. We feel a great way to do that is to leverage the group of local realtors on a Broker's Tour. Currently our Sedona Verde Valley board of Realtors has approximately 600 or so members. We feel getting them into the home early is key to maximizing your exposure.

Our local board has a great system in place to facilitate the agents’ viewing of new properties for sale with our weekly home tours. Here in Sedona we have our areas divided into five different tours.

  • West Sedona - North of 89A
  • West Sedona - South of 89A
  • Uptown Sedona and Chapel Area
  • Village of Oak Creek – East of 179
  • Village of Oak Creek – West of 179

Each Thursday one of the areas is open for new listings to be on display for other local Real Estate Agents. We always suggest that we put your property on as soon as possible as long as it is “Show Ready.” Remember you typically only get one chance to make a first impression.

Here are some tips to help you prepare for a Sedona Realtor Tour:

De-personalize
We know that selling your Sedona Home can be an emotional task. There are so many memories associated with your home & packing up your belongings can trigger suppressed emotions (positive & negative). With all this said, we have experienced that Sedona Homes’ can sell faster if you limit personal belongings on display. Our goal as Selling Agents is to get the potential buyer(s) to imagine themselves in the home…If they continually see photos of your family, children’s artwork, your personal décor style, etc. a buyer’s ability to imagine their future in the property can be limited. Please pack up all personal items that aren’t needed on a daily basis and store them out of sight.
De-clutter
Now that your personal items are scares, focus on accentuating your square footage. De-clutter your rooms and closets/storage areas. This can make a huge difference for potential buyers when they are viewing your Sedona Home. Some buyers struggle to visualize what an area can look like for them if they were to make a purchase. If possible, pack up all collectables, knick-knacks, extra furniture, etc. Eliminating these factors can make the space feel larger than it is and help buyers plan their furniture layout(s).
Clean, Clean, Clean
We know we have said it before, but we’ll say it again, “clean every part of your home prior to the Realtor Tour”. This means getting the carpets cleaned, re-sealing your tile grout or hard wood floors, cleaning out the duct work, wiping down the walls & floor boards, pruning the landscaping in the front & back yard, etc. Having an exceptionally clean home can do wonders for making a good impression on Realtors & potential buyers. We want everyone that sees your home to have a positive reaction to the hard work you have put into to making your property a home.

Local Lender Update

New laws for the New Year are now in effect. Lenders have for the most part been following similar guidelines since the recession following 2008. Here is an overview of some new requirements lenders must follow.

Under the 2010 Dodd-Frank Wall Street Reform and Consumer Protection Act, mortgage lenders are required to make a reasonable and good faith determination of a borrower’s ability to repay a loan before extending credit. Under the rule known as QM lenders are required to limit the points and fees that can be charged on a loan and require that the interest rate offered meets other key tests. Pinnacle Capital Mortgage will continue to employ ATR analysis and QM rules as outlined by the CFPB. Not much different than what we do today.

Homes are very desirable here in the Verde Valley. If you are interested in a new home or refinancing your current home it makes sense to stick very close to your Lender in order to get a great rate. Recipe of the Month

Shrimp & Avocado Omelet

One Serving Size. This simple, elegant omelet is the perfect centerpiece for an extra special breakfast. Tender, succulent shrimp and smooth, creamy avocado balance the light sweet acidity of fresh tomato. Serve alongside fresh fruit & roasted red potatoes.

Ingredients

  • 1/4 ripe tomato, diced
  • 1/4 ripe avocado, diced
  • 1 tablespoon chopped fresh cilantro (optional)
  • 1/8 teaspoon sea salt
  • Freshly ground black pepper
  • 2 eggs
  • 1 tablespoon butter
  • 3 or 4 cooked shrimp, chopped roughly
  • 1/3 cup grated cheese (medium cheddar or Monterey jack)
Shrimp Omelet

Directions

  • Toss tomato, avocado and cilantro together in a small bowl. Season to taste with salt & pepper. Set aside.
  • Beat eggs in a separate small bowl just until the whites & yokes are combined, not long enough to become frothy.
  • Over medium-high heat, melt butter in a 5 or 6 inch skillet (preferably slope-sided and non-stick) until bubbling but not brown. Tilt the skillet to spread butter evenly around and up sides.
  • Pour eggs into the hot skillet, tilting and shaking the pan gently with one hand while stirring eggs briskly with the flat of a fork. Tilt pan and lift edges of omelet with a fork to sallow runny egg to reach sides and cook. When eggs begin to firm up and there is almost no runny egg left, add shrimp and cheese, spreading them over the center third of the omelet.
  • Immediately use the fork to fold each side of the omelet up over the center filling.
  • Tilt the pan to help roll omelet into a loose cylinder. Cook 10-30 seconds longer, depending on how brown you prefer the bottom (check for brownness by lifting a corner). Slide omelet onto a warmed plate, top with tomato-avocado mixture & serve.
