Out of State Buyer Must-Do’s

As a retirement and second home community, we represent out of state buyers more frequently than not. Let us be your guide to understanding what Sedona’s Market has to offer and to help you make the most informed decision(s). Whether you are purchasing a Sedona Vacation Home or you plan on moving to Sedona permanently, take a look at our must-do’s below.

Take the Tour
We talk a lot about the funnel approach when searching for the right Sedona Property. We suggest that you start wide and narrow your focus as the buying process progresses. Once you decide that Sedona is the right town for you and your family, make sure you get a real estate tour from an informed Sedona Realtor. Exploring Sedona’s 7 areas and unique neighborhoods with a local Realtor educating you on the key points will allow you to determine which area is the best fit. This is important to do prior to searching for the property itself. Remember, location, location, location… right?
Research Property Online
Now that you have found your Sedona area, you can begin the House Hunt. Most out of town buyers do this online with the help of their Sedona Realtor. We can set you up on an automated search so that as properties become available, that meet your criteria, you’ll get an email notification. This type of search can speed your introduction to the property and may help you facilitate a quicker decision when competition exists.
Digital Signatures
When you are ready to make an offer it may be important to act fast. Although Sedona’s inventory hasn’t been turning over as quickly as some hotter markets, we do have certain price ranges where multiple offer situations happen. What used to take hours, if not days, now can happen fairly quickly when a buyer is making an offer from afar. Using a digital signature program simply means receiving the paperwork via email and clicking where your signatures are needed. Remember that these signatures are legally binding just as pen to paper. The documents are automatically emailed back to your Realtor upon completion and will be submitted to the other party thereafter. Nowadays, there is no need to print, scan/fax the offer back to us– simplifying the technology needed on your end.
Realtor Assistance with Inspections

Relying on your Realtor is key when purchasing a property out of state. Make sure that you select a Sedona Realtor that can assist/attend inspections (home, termite, roof, etc.) and other due diligence meetings such as getting quotes from contractors for possible repairs/changes, a property survey, appraisal and anything else that is pertinent to you making your final decision.

It is still paramount and highly suggested that you make it a priority to attend at a minimum the general home inspection for your new Sedona Property purchase. Ultimately your attendance will help you determine the significance of the items that make it onto the inspection report and will help with your comfort in completing the purchase.

While making an offer from afar is sometimes uncomfortable, having confidence in and relying on an informed Sedona Realtor can lessen your angst. Discuss with your Sedona Agent your concerns, timeline and goals for relocating to Sedona.

Focus on the Kitchen

When preparing to list your Sedona home for sale begin with the heart of the home – the kitchen. Yes, it’s that important! Many buyers, whether cooks or not, go straight for the kitchen when touring Sedona Property for sale. Keep in mind the following kitchen trends homebuyer’s are searching for.

Open Floor Plan
When considering a Sedona Home remodel, we always encourage our sellers to appeal to the masses. Most buyers look for open floor plans, especially in the kitchen area. If there is an opportunity to remove a wall or portion of wall in your kitchen area (without compromising storage needs) we recommend getting quotes from local General Contractors.
Storage

If remodeling is within your budget (time & financial), replacing your cabinets may be an option worth considering. If space is limited you may want to research space-saving drawers and pull-outs such as toe kick drawers or 6-inch spice racks that can utilize space otherwise wasted below cabinets and beside doors and/or the refrigerator.

On a smaller budget, organize & de-clutter your space. Nothing makes a space feel larger than precise organization. Remove everything from the counters and don’t forget to organize in drawers, cabinets and the pantry. A good rule of thumb is to have each space half empty and specifically organized...just in case a buyer sneaks a peek!

Neutral Colors
A fresh coat of paint can do wonders! When repainting your kitchen and living areas choose a neutral color scheme – something along the lines of beige, taupe or gray will appeal to most buyers. Using neural colors allows for buyers to imagine themselves beginning the next phase of their life in the home. We have noticed that if a home is painted an accent color such as green or red, buyer have a hard time looking past the paint and cannot visualize a neural color.
Clean, Clean, Clean
If it is not within your budget to replace cabinetry and counters, at a bare minimum, you can replace hardware & give the kitchen a good cleaning.
New Appliances

In our experience, getting new appliances are not typically needed unless your current appliances are broken or extremely outdated. Most people have a preference of which brands and colors they desire so unless you are performing a complete remodel, we suggest making other investments (listed above) rather than replace your appliances.

On a side note, if your property has natural gas, we have found that buyers appreciate a kitchen that is equipped for both an electric and gas stovetop. This way they can easily replace the stovetop if desired without having to hookup gas. Keep this in mind if you are considering a full kitchen demo.

Recipe of the Month

Chicken and Dumplings

Makes: 4-6 servings | Prep: 15 mins | Cook: 30 mins

Ingredients

For Dumplings
  • 1 cup all-purpose flour
  • 1 egg, beaten
  • 2 tsp baking powder
  • 1/2 tsp salt
  • 2 tbsp chives, chopped
  • 1/2 cup buttermilk
Chicken soup
  • 1 tbsp olive oil
  • 1 onion, chopped
  • 1 large carrot, chopped
  • 1 large celery stalk, chopped
  • 1/2 tsp dry thyme
  • 4 cups chicken broth
  • 1/3 cup all-purpose flour
  • salt and pepper to taste
  • 1/2 cup frozen peas
  • 2 cups roasted chicken, shredded (any part of the chicken will do, both white and dark meat would be great for flavor)
CHICKEN AND DUMPLINGS

Directions

  • In a large Dutch oven add the olive oil and heat over medium-high heat. Add the chopped onion, carrot and celery to the pot and cook for about 5 to 7 minutes until the onion sweats and becomes translucent.
  • Add thyme to the pot and the 4 cups of chicken broth. In a small bowl whisk the flour with a ladle of the broth from the pot then pour back into the pot and whisk making sure there are no lumps. Stir in the frozen peas and the shredded chicken. Season with salt and pepper and cook for 5 minutes.
  • While the broth is cooking, prepare the dumplings. In a bowl whisk together all the dumpling ingredients, making sure not to overmix, if you overmix the dumplings will turn out too dense.
  • Drop dumpling batter using a spoon into the thick broth. Make sure you don't take too much batter at once because the dumplings will double in size while they cook, so make them as big as you wish.
  • Cover the pot and simmer for about 15 to 20 minutes or until the dumplings are cooked. Make sure you don't peek while the dumplings are cooking, because they need to steam in order for them to cook and be nice and fluffy, lifting the lid will release the steam. After about 15 minutes use a toothpick to test if the dumplings are cooked through.
