365 Reasons to Live in Sedona

#123 - Fossil Creek

As most people know, Sedona is the place that is filled with Red Rock Formations, Oak Creek Canyon, and many little swimming holes along the creek! But what most people do not know is that Sedona is located very close to a natural waterfall in the middle of the desert! Reason number 123 to Live in Sedona is that, as Sedona Residents, we are able to go to this waterfall whenever we want. It's just one short day trip away!

Fossil Creek, the 50 foot waterfall, is located about 60 miles outside of Camp Verde, a neighboring City to Sedona AZ. As the generations grow old, the youngsters are always told about this little getaway spot. Seniors at Sedona Red Rock High School often have their famous "ditch day" camping at Fossil. Instead of going to Sedona's crowded tourist swimming holes, the Sedona locals have found that Fossil Creek is a more private swimming area during the hot summer months...

#120 - Sedona Dog Park

As Sedona welcomes new residents, our community also welcomes new dogs! One thing that Sedona dog owners love to do is bring their pet(s) to the local dog park. The City of Sedona received enough funding to open the local dog park a few years ago and ever since, the people of Sedona have enjoyed bringing their dogs to socialize and play!

The Sedona Dog Park opened in 2007 after receiving two large anonymous donations and hundreds of other donations from Sedona residents. The park location was determined by the city of Sedona and Rick Wesselhoff and John Lupo did a great job designing the Sedona Dog Park. The team of designers knew that shade was important during the summer months, due to the extreme heat that Sedona has. Skyline Steel made the best shade structures designed to perfectly fit the dog park.

We feel the Dog Park is exactly what Sedona needed and is one of our favorite Reasons to Live in Sedona...

Buyer & Seller Tips of the Month

Buyers

Know your Budget

To help avoid buyer's disappointment, we strive to help Buyers understand their budget. This means two things; get pre-qualified by your lender AND balance your checkbook and know your spending habits. These steps help buyers stay realistic when searching for a home to purchase.

  1. Get Pre-Qualified: When working with Sedona Home Buyers we often begin by trying to understand their needs/wants lists. Knowing what is important to a buyer is the way that we successfully match buyers to the perfect Sedona Property. This step in the home buying process goes hand-in-hand with deciding a budget that doesn't over-extend the buyer. If you are a buyer that needs to borrow money, we suggest that you get pre-qualified. Talk with your lender prior to searching for properties. If you are a cash buyer, know the amount you are able to spend on the purchase price and other costs involved - set an amount that leaves funds in the bank for incidentals.
  2. Know Your Spending Habits: Knowing your Budget and buying a home within your budget are two very different things. Once you are pre-qualified with a lender please think of your monthly budget. Do you have an accurate income/expense spreadsheet? Lenders focus on the income to debt ratio. They don't know how much you spend shopping, getting your daily latte, spoiling your grandkids, etc. For you to accurately purchase a Sedona Home within your budget, you need to know truly how much you have monthly to go towards the mortgage, property taxes, insurance, HOA fees and maintenance. If you are a frugal steward of your finances, you will be able to go with your lenders pre-qualification number. On the other hand, if your income/expense sheet shows differently, you may need to lower your purchase price point to stay within your means.
  3. Things to think about: The final purchase price is not the only expense you will have when buying a Sedona Property. Other expenses to think about include home inspections, the HOA transfer/disclosure fees, the Home Warranty, Loan Closing Costs, etc. Also think about any expenses that may occcur once you purchase your property. Will you need to update any features in the home? Remodel the kitchen? Finish landscaping? These expenses, along with property taxes & home owners insurance (which may be factored into your monthly payment) all should be factored into your budget prior to purchasing a Sedona Home.

When listing your Sedona Property keep in mind that first impressions are key. Approx. 96% of Real Estate buyers begin their search online. Also know that the top Real Estate Websites such as Zillow.com, Realtor.com, Trulia.com sort properties by the number of photos. Properties listed for sale that have more than 30 photos often come at the top of the list compared to listings with less photos.

Marketing should be on the top of your list when interviewing potential agents. It is important that your agent presents your property to the world by highlighting its unique features. Recipe of the Month

Greek Pasta Salad via Amazing Pinterest World

Makes 4-6 Servings. Cook's Note: Play with the ingredients and adjust according to preference. There will be more dressing than you need for the salad. Save in the refrigerator for another day/salad. And, fresh herbs are best, but I didn’t have any, so I used dried.

Ingredients

Pasta Salad
  • 5 oz dry Lasagnettes pasta, uncooked (about 1 1/2 cups)
  • 1/2 pint cherry tomatoes, sliced in half
  • 1 cup cucumber, diced, seeded (peeled or unpeeled)
  • 1 cup pitted Kalamata olives, drained
  • 1/2 cup red onion, diced
  • 3 oz good quality feta cheese, crumbled
  • 1/4 cup Greek Salad Dressing (recipe follows)
  • Coarse ground black pepper
  • Oregano
For the Greek Salad Dressing
  • 1 tsp. chili stone ground mustard
  • 1/4 cup white wine vinegar
  • 1/2 cup olive oil
  • 1/2 tsp. dried oregano
  • 1/2 tsp. fine sea salt
  • 1/2 tsp. freshly ground pepper
  • 1/4 tsp. dried basil

Cook's Note: This is a vinaigrette. For a creamy dressing, puree all ingredients but the oil in a blender or food processor. Then, while the blender is running, carefully add the oil. Mix until creamy. Fresh herbs are best, but I didn't have any, so I used dried.

Directions

  • Wisk Salad Dressing Ingregients Together
  • Cook pasta according to package directions.
  • Drain in a colander, rinse with cold water, and drain again.
  • Transfer to a large bowl.
  • Add tomatoes, cucumber, olives, onions, and feta cheese.
  • Toss together.
  • Drizzle dressing over pasta; toss to coat.
  • Sprinkle black pepper and oregano.
  • Cover and chill in refrigerator for 2 hours to 24 hours.
