Avoid a Boundary Dispute - Get a Survey
When purchasing a piece of Sedona Property, as always, it’s important to do your due diligence before you close on the transaction. In Arizona, you have a period of time to inspect the property once you have an agreed upon contract. That time period is also known as the Inspection Period. One important aspect of your research should include physically locating the perimeter of your desired property during that inspection period. One way to verify the property lines is with a Property Boundary Survey.
Typically for homes or lots located within a subdivision, you can use a copy of the recorded plat map and/or a recent survey to help locate the pins at the corners of the subject property. This will give you a visual border of the property you are attempting to buy. If for some reason there is a dispute - perhaps a fence was built encroaching on your property or the property pins are unavailable - we recommend that you have a new survey performed prior to your purchasing of the property. It’s always good to know how much land comes with your purchase.
A Property Boundary Survey could be much more important if you are contemplating purchasing a piece of Sedona Real Estate that is not located within a subdivision (also known as “Metes and Bounds”). Boundaries can and do change over time due to property splits, sales and many other factors. If there are vacant lots that are located next to each other that do not have the property pins in place, it is ALWAYS a wise investment to commission a survey and know where the property lines are.

Differentiate from the Neighbors
When you choose to sell your Sedona Home, it is important to know your competition. Often times your direct competition may need to sell before your property will appear to be the “best value available.” As your Realtors from RE/MAX Sedona, we strive to provide you with as much information as possible to maximize your value on your Sedona Property and to distinguish yourself from other properties. The following are some of the factors where we look to help you differentiate your property from the competition:
- Purchase Price - Setting a purchase price is sometimes a complicated task. We attempt to use current competition (a.k.a. “comps”) to determine how your property will stack up against recent sales and active listings. A Comparative Market Analysis (a.k.a. CMA) is a good tool to help. Remember that undercutting your competition in price can be a strategic advantage even if you are only a couple thousand dollars less.
- Selling Bonus – Consider offering a bonus to the Selling Agent. If agents' see the bonus they will keep your property in mind when time limits them to show only a few properties. This gets more exposure to your property which may ultimately get it sold faster.
- Home Features & Amenities - If you are planning on updating your home, remember three areas - Curb Appeal, the Kitchen & the Bathrooms tend to stick in buyers’ minds. Spending money on those areas often improves the “Value of Your Home”. Having a realtor that has been inside your competition can help you determine whether or not your Sedona Real Estate stacks up against your rival properties.
- Sweeten the deal - Leaving a piece of art that "makes the home” can entice buyers to give your property a second look. Even some personal property may be enough to sway buyers to view your home as the better deal. Examples include: a large screen TV, surround sound speakers in a family room or even a golf cart if your property is located in a golfing community.
These suggestions are based on our experience in showing buyers similar properties. We’ve seen how some of these items have swayed buyers into reconsidering homes. Knowing how you compare to the other properties available give you the strategic advantage when attempting to sell your Sedona Property. Remember that price isn’t the only tool you have to differentiate your property from the others available.

Local Lender Update
Janet Yellen the new Chief of the Federal Reserve is expected to stay on course and cut the stimulus money the Fed has been pumping into the United States economy. This has been referred to in the media as the Fed policy "Tapering." This will potentially impact our interest rates in the near future. Interest rates are always impacted by what’s going on in the news. Tension in Russia has worried some investors, so money has been flowing back into safe havens like the United States Debt, and Mortgage Backed Securities.
Builders are coming back to the market to build homes, so 2014 promises to be a strong year in real estate. Homes are very desirable here in the Verde Valley. Interest rates are expected to increase in the long term, so if you are in the market for a home it may make sense to jump on these low interest rates while you still can. Recipe of the Month
Simple Shrimp & Guacamole Tostadas
Makes 6 Tostadas - Courtesy of BevCooks.com
Ingredients
- 6 corn tortillas
- cooking spray
- 2 cups grated cheddar cheese
- 2 avocados
- 1/2 cup chopped cilantro, plus more for garnish
- juice from 1 lime
- 2 Tbs. extra virgin olive oil
- 1 pound shrimp, peeled and de-veined
- 1 Tbs ground cumin
- 2 Tbs chili powder
- 1 tsp crushed red or green pepper
- 1 tsp garlic salt
- 1 red bell pepper, cut into small slices
Directions
- Preheat oven to 350.
- Lightly coat both sides of the corn tortillas with cooking spray. Bake for 4 minutes on each side. Switch oven to broil. Evenly divide the cheese over the tortillas and broil until cheese is melted and bubbly, 2-ish minutes. Remove from heat and set aside.
- In a small bowl, combine the avocados, cilantro, lime juice and a pinch of kosher salt. Mash up with a fork until you get guacamole. Go ahead and eat a few bites for your well being.
- Toss the shrimp with the cumin, chili powder, crushed pepper flakes and garlic salt.
- Heat the oil in a medium skillet over medium high. Sear the shrimp on one side for 2 minutes; flip and sear 30 more seconds. Remove from pan.
- To the pan, add the sliced red bell pepper. Saute for 2 minutes, scraping the browned bits from the pan, seasoning the peppers. Sprinkle in a leetle salt.
- Spoon the guacamole over each cheesy tostada, followed by shrimp and red bell pepper. Garnish each tostado with cilantro and give another good squeeze of lime juice over each one.
