Get to Know the Local Area

One reason we love living in Sedona is for our diverse community. Ricky & Kaitlynn are some of the few locals who were born and raised here. Most Sedona residents relocated here later in life, filling the Sedona community with culture, unique businesses and activities.

If you are considering relocating to Sedona – or anywhere else for that matter – we suggest getting to know the local area. One piece of advice we’ll steal from our past clients is subscribing to the local online newspaper(s).

We have had clients who subscribed to our local newspaper while they searched for property still living in their hometown. These clients were extremely smart. Their home search lasted about a year and by the time they arrived in Sedona, they knew a lot about the area, including events coming up, groups they would like to join and overall Sedona news.

Our advice: Pay attention to the things that matter to you and your family. For example, recently one of Sedona’s Elementary Schools was potentially going to close. Although this may not matter to retirees living in the area it definitely would be a concern to a young family relocating here. For those of you interested, Big Park Community School will remain open for the foreseeable future do to outstanding community support.

Plan Ahead

Benjamin Franklin once said, "Failing to plan is planning to fail." Relating to real estate, this applies directly to Sedona Home Sellers. There are many elements that go into selling your Sedona Property. Some of which include decluttering, cleaning, staging, preparing for open houses and showings, and of course completing all of the paperwork. This process can easily become overwhelming. Below we have prioritized a Seller’s to-do list into 3 categories, each outlining steps to complete in order to plan ahead and prevent the dreaded overwhelm.

Prelisting
  • Declutter & deep clean the entire property
  • Make any necessary improvements – If help is needed, feel free to consult with your Sedona Real Estate Agent to determine your return on investment.
  • Rearrange Furniture/Consult with a Staging Company
  • Select a qualified Sedona Real Estate Agent and sign listing paperwork
  • Create action plan for showings and open houses
Active Listing

Between showings and everyday life, we suggest you complete the items below as soon as you can. We must submit these items to the buyer within 5 days of an accepted contract. You can see how getting these items ahead of time can better facilitate the process.

  • Flood Status – As your Sedona Realtor, we will assist you in obtaining this document
  • Fill out your Seller’s Property Disclosure Statement – walk around the property to trigger your memory. Remember: When in doubt, disclose!
  • Request a Claims History Letter from your Home Owner’s Insurance – it is required to document 5 years of history unless you have owned the property less than that timeframe.
Pending (Under Contract)

Typical escrow times range from 30-60 days. Some factors that come into play and affect this timeline are obtaining financing and/or the buyer’s eagerness to move. Planning ahead can ease the burden of last minute demands.

  • Inspection Period: understand that there may be items uncovered during the home inspection that the buyer’s may want fixed. As the Seller, you may choose to give a discount on the purchase price, hire a professional to fix those items, or you may decline both and risk the buyer backing out. Knowing your strategy ahead of time will allow for quicker negotiations.
  • Research Contractors & Professionals – If you plan to fix any items after the inspection we suggest getting referrals for professionals and getting quotes for the items to be fixed. Be cautious hiring an unlicensed handyman, as most buyers may prefer receipts from licensed tradesmen.
  • Moving Strategy – Will you be packing, moving, and cleaning your home? If so, plan ahead to schedule time off work. If you’ll be hiring help, we suggest getting quotes and scheduling these companies as soon as the inspection period is complete. One common theme that we have noticed is that moving companies and cleaners get booked up near the beginning and end of the month(s). We also suggest thoroughly researching and reading reviews of moving companies…especially when moving out of state. It is extremely important to determine who will be helping unload the moving van on the other end. Don’t get stuck with an unreputable mover.

Overall planning ahead and getting these items taken care of will dramatically ease the burden of the Sedona Home Selling Process. Having a qualified agent and a good plan will both mitigate the sense of overwhelm and could make one of the most stressful processes of life a little bit easier. Recipe of the Month

Leftover Ham & Potato Soup

Makes: 8 servings | Prep: 15 mins | Cook: 30 mins

Ingredients

  • 6 tablespoons unsalted butter, divided
  • 1 large yellow onion, diced
  • 2 garlic cloves, minced
  • 3 medium carrots, diced
  • 4 celery stalks, diced
  • 3 large Russet potatoes, peeled and diced
  • 2 teaspoons salt
  • 1 teaspoon black pepper
  • 2 cups chopped leftover ham
  • 4 cups chicken stock
  • 3 tablespoons flour
  • 2 cups whole milk
  • 1 1/2 cups frozen peas, thawed
  • 1 cup shredded cheddar cheese
Leftover Ham Soup

Directions

  • Set a large pot over medium-high heat with 3 tablespoons butter. Once melted, add in the onions, garlic, celery, and carrots. Cook for about 8 minutes, until softened. Add the potatoes and cook for another 5 minutes. Season with salt and black pepper. Stir in the chicken stock and ham and bring to a simmer.
  • In a separate pot, melt the remaining butter and stir in the flour. Cook for about 1 minute. Then whisk in the milk and bring to a simmer. Continue to cook until the sauce has thickened.
  • Stir in the thickened milk into soup and add the peas and cheese. Cook until the cheese has melted. Serve immediately.
