Sedona did what it does best this weekend with the Cinco de Mayo Festival at Tlaquepaque Arts & Craft Village! Festivities were none less than astounding. Like all things in Sedona, the Cinco de Mayo Festival 2012 was full of elegance, flavorful cuisine & outstanding entertainment and art shows.

The festivities began on Friday, May 4th, 2012 with Sedona’s monthly 1st Friday Art Walks. On Saturday morning at 11am, Tlaquepaque was taken over by Mariachi’s who walked the pebble streets of the Village while playing in Calle Independencia. Throughout the day there were various live performances with Mexican influence such as Folklorico Dancers.

Why Your Real Estate Agent Matters

Real Estate Buyers meet up with agents through many different channels. Some partnerships form when a buyer walks into an office and finds the first available agent. Others meet up due to a recommendation of a friend or family member. More and more relationships are forming due to the boom of online housing research on multiple real estate websites.

We want to caution buyers and encourage them to research more carefully as they choose the Sedona Real Estate Agent or team that will represent them in one of the largest investments of their lives. The following is a list of skills Buyers should consider when looking for an Agent:

Strong Knowledge of the Area:
Moving to an area can create a lot of uncertainty. Having an agent that knows where to go to find your answers can help minimize a lot of the stress that comes when relocating.
Strong Knowledge of Inventory:
Typically Buyers have limited time to view Sedona Properties prior to purchasing. Having an Agent or Team that can help match your needs/wants with the local inventory is extremely beneficial when you try to maximize your time and research.
Strong Negotiation Skills:
Once the property is identified, knowing how to piece a deal together is extremely valuable. Having an Agent that is able to logically present your concerns and points of view to the sellers can mean maximizing your buying power. In addition, knowing how to handle objections from the other side can keep a deal together when chances look grim.
Good ‘ol Fashion Experience:
The typical person buys and sells real estate sporadically throughout their life. If you speak with an experienced agent, they will tell you that it is inevitable that every real estate transaction has some surprises. Knowing how to handle the unexpected comes from years of correcting past obstacles. Use your Agent’s experience to understand if your problem is large enough to be concerned over or just another bump in the road.

Most importantly, don’t just use an agent because they have the property you like listed. Don’t just accept using the first available agent that you meet when you walk into the office. to Short-Sale Clients

Bank of America today announced that it is expanding a cooperative short sale inventive pilot that has had strong success in Florida. Here is the bank's news release:

CALABASAS, Calif. – Adding to its foreclosure prevention initiatives, Bank of America has launched a nationwide program that offers delinquent mortgage customers increased assistance with relocation expenses – from $2,500 to $30,000 - at the completion of a qualifying short sale.

"Bank of America is committed to providing alternatives to foreclosure whenever possible," said Bob Hora, home transition services executive for Bank of America. "This program can help customers make a planned transition from ownership when home retention options have been exhausted or they have made a decision not to keep the home."

The short sale relocation assistance program builds on the bank’s already robust short sale initiatives, which led to 200,000 completed short sales in the last two years and another 30,000 in the first quarter of 2012. This program is based on a similar incentive offer that Bank of America tested in Florida last year.

To qualify for the enhanced relocation assistance payments under the new program, the seller must work proactively with the bank to obtain a preapproved sales price prior to submitting a purchase offer to the bank. A short sale must be initiated by the end of this year and close by September 26, 2013, to be eligible for the payment. Qualifying short sales that have already been started but have not closed may be eligible for the relocation assistance.

The amount of assistance provided under the new program will be determined on a case-by-case basis using a calculation that includes the value of the home, amount owed and other considerations.

Initially, the program will be offered on mortgages that are owned and serviced by Bank of America.

While available nationally, Bank of America anticipates greatest response to the program will come from borrowers in California, Nevada, Arizona, Florida and other states hardest hit by the economic downturn and falling property values.

Customers who believe they may be eligible for Bank of America’s short sale relocation assistance program may contact program specialists at 877.459.2852.

To help homeowners understand the short sale process and other foreclosure avoidance programs, BofA encourages them to visit the Home Transition Services website at www.bankofamerica.com/hometransition.

Local Lender Update

May '12 Mortgage Update

Interest rates continue to break record lows, as Concern over Greece’s economic situation has led to many Greeks pulling money from their banks. With so much economic and political unrest in the European sector, money is being drawn to US bond markets.

Record breaking interest rates are a result of the world’s appetite for US debt. US debt is seen as a safe haven for many who are unsure of the EU’s ability to solve major problems within the region.

The US mortgage market has continued to make strides to record breaking mortgage rates for fixed loan programs. Recent uplift in consumer confidence in the US housing sector has created the perfect storm for the potential rise in the demand for housing.

In Sedona we have seen house sales increase so far in 2012. Mortgages are also more favorable for many. The Obama administration has released many programs to help homeowners who may owe more than their property is worth to refinance to current market rates. These programs include HARP (Home Affordability and Retention Program) 1.0 and 2.0, and FHA streamline refinancing with lowered Mortgage Insurance premiums coming in June.

Private mortgage insurance has also come back for those who have good credit, but may not have the traditional 20% down payment. In many cases Private Mortgage Insurance can help those who need to purchase a home combined with our record low mortgage rates.

Pam's Recipe of the Month

BBQ Beef for Your Next Picnic

With summer upon us, we often look for easy prep meals that do not require the use of the kitchen oven. Keeping the oven from overheating the home in the summer is just one benefit of this meal. This recipe is great for a picnic or just as an addition to your weekly menu.

Prep time: 15 Minutes
Cook time: 7-8 hours in slow cook CrockPot
Yield Varies on Roast Size

Recipe Ingredients

  • 1 chuck roast
  • 2 bottles of your favorite BBQ sauce
    ( I use Bill Johnson's Original BBQ)
  • onion
  • beef seasonings

Recipe Directions

  • Place chuck roast in crock pot with some onion and your favorite beef seasonings
  • Cover the roast completely with water
  • Cook on low all day in the crockpot (approx 7-8 hours)
  • Drain the crockpot and place the roast on a serving plate
  • Shred the roast with two forks
  • Put meat back into crock pot and add BBQ sauce -
    I use two bottles of BBQ sauce, but if you like less use one bottle
  • Turn heat to low long enough to warm sauce
  • Serve on your favorite buns or rolls
