Buyers
Keep Your Money Where Its At!
As you have heard, obtaining financing is not as easy as it used to be. The days of obtaining a loan based on your word and your credit score are all but obsolete. Nowadays you will be asked to provide numerous amounts of paperwork to prove your creditworthiness. You may even be asked to provide additional paperwork to verify your original documentation is correct during the underwriting process. It can be burdensome, but those days are here to stay.
One scenario that we have witnessed a few times, and that seems to prolong the process, is when buyers incur new debt(s) or spends large sums of money before their loan has closed. This adds a level of uncertainty to the Sedona Real Estate buying process. Here’s how to avoid the scenario on your next purchase.
When a loan officer takes your loan application, now you are required to provide bank statements that verify the amount of money you have in your account(s). They will also pull your credit report to determine how much debt you currently have. If either of those changes during the process, they must recalculate your ability to repay. This can add time to your approval and may even prevent you from obtaining a loan.
The follow up requests for more documentation are catching up to some Sedona Buyers. Our advice is to wait to purchase big ticket items - such as furniture or electronics until after you own the home. If you sign up for the great credit offer at your local big box furniture store, you have committed yourself to more debt. If you wait until your new home closes, chances are the big box store will still approve you, and your loan underwriter will not have to factor those amounts into your ability to repay.
Our advice (and what should be your mortgage lender’s advice) is to keep your money where it is until your loan has closed. Sellers
If You’ve Decided Not To Renovate
One of the most difficult decisions Sedona Property Sellers have is determining if their planned renovations will add value or not to their resale price. In the past we’ve discussed the areas of the home that typically see the highest return on your investments – the kitchen and master baths. Sometimes Sedona Sellers don’t have the time or extra finances to pursue these improvements. We have a new strategy to discuss this month for your planned renovations that you may have decided to forgo.
Consider providing the plans or designs for your improvements. If you were serious about the improvements or renovations, you’ve probably already started the planning process. You have lived in the home for some time and probably have a good idea about what changes may be needed. You can give good insight to new Sedona Buyers about what you might change if you had more time in the home. Give the new buyers ideas on how they can improve the value of their potential purchase.
Consider getting a price quote from a qualified Contractor or Industry Professional. Most Sedona Buyers come from out of the area. A recommendation of someone that you would have allowed to work on your home could be a welcomed referral for the new owners. Also the price quote will give the new buyer an idea of what they might expect from local professionals for other similar work. This strategy may help your Sedona Property catapult up the new buyers’ wish list if they can determine there is little effort needed to increase their new property’s value.
Consider providing information on financing alternatives. Some home improvements could potentially be leased – for example converting to Solar Electricity. Some potential improvements could be financed - such as a newly constructed pool. Provide the new Sedona Buyer with alternatives to pay for the proposed new renovations. New buyers typically spend the majority of their budget on their new home purchase. If you can provide some creative financing alternatives, that may put your property in the lead if the new buyer(s) have concerns about other Sedona Real Estate, do so to help ease their purchasing decision.
There are quite a few strategies when it comes to renovations and improvements. If you as the seller do not have the funds or the time to make the changes, consider ways to show your property’s potential. This may be one strategy that helps you to better promote your property while avoiding the always dreaded “Buyer Credit.”

Local Lender Update
Mortgages applications are on the rise in 2014. It seems like people are taking the advice of real estate professionals, and are purchasing properties before interest rates rise to much. Interest rate fluctuation have been dominated by news about Russia and Ukraine, when tension rises in the region interest rates fall because of the safe haven of the bond markets here in the US.
Homes are very desirable here in the Verde Valley. Interest rates are expected to increase in the long term, so if you are in the market for a home it may make sense to jump on these low interest rates while you still can. Recipe of the Month
Baked Zucchini Sticks & Sweet Onion Dip
Makes 6 Tostadas - Courtesy of KingArthurFlour.com
Ingredients
- 3 Medium-size zucchini (9-10" long)
- Salt
- 1T Butter
- 1 Medium Sweet Onion, sliced
- 2T Cider Vinegar
- 2T Honey
- 1T Prepared Mustard
- 1 Cup Panko Bread Crumbs
- 1.5 cups grated Parmesan Cheese
- 1T Pizza Seasoning or mixed Italian Herbs
- 2 Large Eggs
Directions
- Cut zucchini in 9 pieces length-ways then into 3" sticks.
- Put the zucchini in strainer, sprinkle with salt & let drain for 1 hour+.
- In medium pan, melt butter then add onion.
- Cook, stirring occasionally, until the onion softens, then caramelizes. This should take between 20 and 25 minutes, at medium-low heat. The lower the heat, the longer it takes, but the less likely you are to burn the onions.
- When the onions are medium brown, remove them from the heat. Place Onions, Vinegar, honey & mustard into a food processor. Process until fairly smooth.
- Combine with mayonnaise and place in fridge.
- Rinse zucchini then thoroughly pat dry.
- Preheat oven to 425 degrees and line a baking sheet with parchment paper sprayed with olive oil.
- Combine bread crumbs, cheese & pizza seasoning.
- Beat Eggs in dish. Dip each zucchini in eggs then roll in crumbs and place on baking sheet.
- Bake sticks for 12 minutes, or until they start turning brown. Turn over and bake another 12-16 minutes.
