Buyer & Seller Tips of the Month

Buyers

Educate Yourself on the Market

Being the most informed buyer is the best thing you can do when searching for a great deal on Sedona Real Estate. Beginning your Sedona Property Search early is highly recommended.

Starting your search online at SedonaProperty.net allows buyers to Save a Search. This feature sends emails to the buyer when a new property comes on the market matching your criteria. Knowing everything that is listed for sale and comparing the inventory allows buyers to identify good deals for themselves.

We find that buyers who do not know the inventory and rely on their Sedona Realtor to tell them what is a good deal are often more skeptical and hesitant. This is problematic when the market (as it is now) has inventory moving fast. The result - the buyer typically misses out on the best Sedona Properties.

When a buyer is educated on the local market and they can recognize a good value, decisions can be made quicker, often securing their desired Sedona Home.

Please don't misunderstand us, we are not suggesting that you have to tour all over town before you are ready to make a purchase. Instead, research Sedona Property online and learn to identify good values. This way, when you are ready to purchase and begin touring property you will have the confidence that you are well informed and you will be able to make the best decision for your home purchase.

For more information about how to become more educated on your Sedona Home Search, give us a call at 928-282-4166 x 253.

Sellers

Know Your Competition

Pricing your Sedona Property accurately the first time is key to a quick sale. With this in mind, we also suggest getting to know your competition before you list your Sedona Home.

When you receive a Comparative Market Analysis (CMA) from your Sedona Realtor, inquire about the specs of the homes on the list. See how your home compares in the important factors of:

  • Views
  • Kitchen
  • Home Layout - Floorplan
  • Privacy of Yard
  • Location to Community Amenities
  • Etc.

This allows you to see if your property is a better value at the price than the home around the corner. If possible, ask to tour any properties that are currently on the market.

For example: Does your home offer better views and have a more spacious kitchen than the competition? If so, your home may be a better value. If you find that the competition has better features or specs for the same listing price, you may consider lowering your asking price now to avoid long Days on Market and the possibility of buyers viewing your property as a "stale listing".

As local Sedona Realtors, The Sedona Property Experts from RE/MAX Sedona are confident that will will identify the best comps for our clients to review when thinking about listing their Sedona Property. Call 928-282-4166 x 253 and ask for Rob, Pam, Ricky or Kaitlynn today!

Local Lender Update

Mortgage Update 11-15-12

Now that the Presidential race has concluded and a winner has been decided, how are we doing in the Mortgage market? Rates remain low, and there is a sigh of relief for the Federal Reserve moving forward. Right after Obama was re-elected we saw rates move lower. This was because there was an added amount of certainty to the idea that the Fed would be able to continue its course of purchasing US debt if and when the Fed sees fit. The Federal Reserve currently in its buying phase of US debt including mortgage backed securities for the rest of the year. Moving forward we may see a more turbulent Mortgage market.

Through the end of the year the Obama administration has the Fiscal cliff in plain sight. This Fiscal Cliff has to do with understanding and coming to agreement with a budget moving forward. Both parties will probably not agree till the last minute making our markets more turbulent with every uncertainty moving forward. Other items that are impacting the mortgage market and rates in particular are the continued negativity out of Europe. Europe now has officially entered into a period of Recession.

Rates continue to maintain a low level, but with any fear realized about the US economy or the European economy interest rates could see heavy swings. If you have a property that are thinking about purchasing or refinancing it is important to get your rate locked in as soon as possible, so you can take advantage of these current historically low interest rates. If you have any questions do not hesitate to pick up the phone (928-282-3200) or send an email.

Pam's Recipe of the Month

Apple Cranberry Currant Crumble Pie via Simply Recipes

Ingredients

  • 1/4 cup brandy
  • 1/4 cup dried currants
  • 1 1/2 cups fresh or thawed frozen cranberries, rinsed and drained
  • 1 cup granulated sugar
  • 6 Tbsp plus 1 cup of all-purpose flour
  • 1 Tbsp finely grated orange zest
  • 3/4 teaspoon ground cinnamon
  • 1/8 teaspoon nutmeg
  • 1/4 teaspoon salt
  • 6 cups sliced peeled Granny Smith apples (about 2 1/4 pounds)
  • 10-inch pie pastry for a single-crust pie
  • 2/3 cup firmly packed brown sugar
  • 1/2 cup (1 stick) unsalted butter, cut into chunks

Directions

  • Combine the brandy and the currants in a small bowl. Let sit for at least an hour, until currants are plump.
  • Preheat oven to 375°F. In a large bowl mix 1 cup white sugar with 6 Tbsp flour, orange zest, cinnamon, nutmeg, and salt. Use a slotted spoon to transfer currants from brandy (reserve the brandy) to the sugar mixture. Add cranberries and apples and mix well. Pour filling into unbaked pie pastry and drizzle with the reserved brandy.
  • In another bowl mix 1 cup flour with 2/3 cup of brown sugar. Add the butter and cut in with a pastry blender or rub with your fingers until the mixture forms small lumps. Sprinkle topping over the filling. Set pie in a foil-lined 10x15 inch baking pan (to catch the juices).
  • Bake on bottom rack until juices bubble, 55 to 65 minutes. If pie browns too quickly, cover loosely with foil.
  • Set pie on rack, uncovered, to cool for 2 to 3 hours.
