Don’t forget about your Sedona Property Search during the Holidays

Over the last few months, Sedona Buyers have remained a patient bunch. Many of them lack the urgency to pull the trigger on their new purchases. For a variety of reasons, some of the local Sedona Real Estate Inventory has remained on the market. As a result, the buyers remain anxious for new listings as they become available. Our reminder for this month is to not let the holidays completely stop your Sedona Home Buying Search. Take a look at the following items to keep in mind:

Don’t Ignore Your Emails of New Sedona Properties – You will inevitably be inundated with Black Friday specials, family travel plans and holiday well wishes in your inbox. Don’t forget to look through the emails from your favorite real estate agent with new potential homes. Just because your focus has shifted doesn’t mean that the perfect fit for you and your family will not come available over the next few weeks. For those of you looking for properties in hotly contested markets, you understand that waiting to respond or to put in an offer could mean you miss out on the next favorable deal that was just listed.

If you have free time coming up at work, now may be a good time to plan a trip to your next potential living destination. Over the holidays many of you may have vacation time that must be used by the end of the calendar year. Keep Sedona in mind if you are looking for a long weekend getaway. Our weather has been great and we typically see blue skies while many of you back east or in the Midwest experience your first storms of the season. While you’re out here, treat yourself to a hike, play some golf, or just relax. Be careful though because you may fall in love with Sedona's amenities. Lastly, both buyers are sellers tend to have tax preparations to consider. Some sellers may be willing to take a little less on their home if you are able to close the transaction by the end of the fiscal year. Some of you buyers may also have 1031 exchange monies that need to be spent too. Being able to find a deal that benefits both parties could be more likely when both sides are on a time crunch. If you have any questions about your situation, wish your accountant Happy Holidays and discuss with them if there are any tax implications you need to address in the next few weeks. It could turn out to be a large swing financially and the best holiday gift you could provide for yourself and your family.

Why You Should Keep Your Sedona Home Listed During the Holidays

We understand that you may think we have had a little too much eggnog (is it time for that already?!?!), but there are some major benefits to keeping your Sedona Home listed during November & December. Inspired by Real Estate Industry Expert, Tom Ferry’s - Reasons to List During the Holidays, here is our take for the Sedona Market -

  1. Sedona’s busy seasons are typically Spring & Fall. We try to warn our sellers that the Real Estate Market in Sedona tends to slow down a bit during the Holidays. However, if someone is interested in your home during the next few weeks, chances are that they are more serious lookers. Most buyers travelling & shopping for a home during the Holidays aren’t doing so for fun – they are typically motivated for various reasons and are ready to move.
  2. We also have found that most Sedona Sellers tend to wait until the New Year to list their Sedona Properties. This means that if you keep your home listed while the inventory is lower, you will have less competition. This may also give you the leg up against those sellers waiting to list and help put you in play for the few buyers that are shopping during the Holiday Season.
  3. Typically we ask that you declutter and depersonalize your home so that the potential buyer(s) can imagine themselves in the space. During the Holidays we ask that you go about your decorating as normal. Most houses, if decorated elegantly, show better with some Holiday Cheer. Bonus tip: a pot of Apple Cider on the stovetop always warms a buyer’s heart.
  4. Holiday buyers tend to have more time to spend touring homes. This could lead to buyers spending more time in each listing and potentially falling in love with your Sedona Home, your outdoor living and/or Red Rock Views.
  5. Although we suggest that you show your Sedona Property whenever possible, you can always turn away a showing during your celebrations. Our RE/MAX Sedona Staff will always respect your wishes and make sure that your Holiday plans remain intact. Don’t let the few party days or your company for a long weekend, be the reason to temporarily take your Sedona home off the market. Remember you have 30+ typical days where showings are less of a nuisance.
  6. You don’t have to MOVE during the Holidays. Even if you get an all-cash quick-close offer, you can always counter back with a move out date that’s comfortable for you. Don’t let the stress of moving affect your Holiday Plans – you remain in control!

Sometimes a little sacrifice during the Holidays can lead to a quicker sale of your Sedona Home. Our goal is to help you avoid common home-selling mistakes. Remember, if you are off the market, Holiday buyers and potential offers may never come your way. You can always negotiate an offer, but you can never get back the buyers that move into the house next door because you had too much eggnog! HaHa & a Ho Ho Ho!

Recipe of the Month

Thanksgiving Leftover Stromboli

In past years we have shared family favorite side dishes for our Thanksgiving Newsletter. Instead this year we have decided to share a recipe that used the leftovers. Courtesy of Betsy Life, this recipe piles it all into one for a terrific meal to make on Friday or this weekend.

Ingredients

  • Thanksgiving Dinner Leftovers
Thanksgiving Leftover Stomboli

Directions

  • Roll out a prepared pizza crust
  • Top with cranberry sauce and leftover turkey
  • Pile on leftover stuffing
  • Finish with a pile of leftover mashed potatoes
  • Roll it up and bake! 400 degrees for about 15-20 minutes or until golden brown.
  • Serve with a side of leftover gravy for dipping!!
