With Halloween just around the corner, Sedona’s mild fall temperatures make it easy to get in the mood for one of our favorite holidays. A large part of our family’s tradition has been to go to the Sedona United Methodist Church located at the Back-O-Beyond roundabout on State Route 179 to pick a pumpkin to take home and turn it into a spooky jack-o-lantern. The pumpkin patch is open daily from 12-6pm starting on the 15th of October and open through Halloween.
If you want a more unique pumpkin picking experience the Sedona Community Pool has recently started their own festive event. It entails encouraging residents to take a dive to retrieve their ‘orange gourd’. This event takes place...

One reason we are especially grateful to live in Sedona is the not-for-profit group known as Keep Sedona Beautiful. This group of local residents focuses on preserving the area’s scenic natural beauty for today’s visitors/locals and for future generations to come. If you are already a resident, you may want to volunteer your time to helping Sedona’s preservation.
Keep Sedona Beautiful has an agenda that ranges from education and advocacy to hands on projects. Some of the main focuses of the group include preserving the quality of Oak Creek and remaining a steadfast supporter of the city’s desire to limit nighttime light pollution. It is great knowing that there are committed individuals working diligently to preserve some of Sedona’s best qualities.

Will a New Car Payment Affect
Your Real Estate Purchasing Power?
When Buying a Sedona home or vacant lot one of the first things to think about is how will you pay for your Real Estate purchase. If you will be borrowing funds please consider what the lender will look at when determining the amount of your future loan.
Debt-to-Income Ratio: When you get pre-qualified for a loan the lender will look at your debt-to-income ratio before approving you for a specific loan amount. This ratio is a percentage of your Monthly Income vs the amount you spend on debts. Monthly debts include things such as Credit Cards, Student Loans, Consumer Debts, Car Payments, etc.
Think about this: Having a car payment will lower the purchase price of your future home. Even if you can afford a new car payment, we recommend waiting until after you close escrow on your Sedona Real Estate Purchase to purchase your new set of wheels. This may allow you to shop for homes in a higher price range than if you were limited by the loan amount due to car debt.
If you have already bought a vehicle and are making payments, get pre-qualified! The purchase price you may think is in your range may be different than what your lender will allow. This will save you and your Realtor time when house hunting.
From past personal experiences we suggest to prioritize & think ahead before starting your Sedona Real Estate Search. What is the MLS & How Does it
Help Sell Your Property?
The Multiple Listing Service (MLS) is a tool that Realtors have access to in order to spread the word about current and past listings in the area. Sedona Agents use the Sedona-Verde Valley Association of Realtors MLS to share information between one another.
The MLS is hosted on a website database where each Real Estate Agent in the board has access to. When a new listing is put on the market all agents (Our Sedona board has approx 550) can see the information on the property immediately. This allows homes to get sold faster because any Realtor who has a client looking for a property that fits the new listing’s criteria can make an appointment to show the property and hopefully sell it. When wanting to sell your property faster think exposure, exposure, exposure!
Properties that are listed as For Sale By Owner (FSBO) do not have this advantage. FSBO's typically have a harder time selling their property, simply for lack of exposure.
If you list with a Realtor at RE/MAX Sedona you can be assured that your Sedona Property will be seen by thousands of people. Pam's Recipe of the Month
Sun Dried Tomato & Basil-Stuffed Chicken Rollitini via Pinterest
Ingredients
- 4 skinless, boneless chicken breasts
- 8 slices sun-dried tomatoes (in olive oil)
- 1⁄4 cup fat-free ricotta cheese
- 3 tsp.kosher salt,divided
- 1⁄2 cup finely chopped fresh basil
- 2 egg whites,beaten
- 1⁄2 cup whole-wheat Panko bread crumbs
- 1 tsp. black pepper
- 1⁄2 tsp. garlic powder
- Nonstick cooking spray
Directions
- Preheat oven to 350 degrees F. Butterfly chicken breasts, then pound between clear wrap until they’re about 1⁄4- inch thick.
- Stir together sun-dried tomatoes, ricotta cheese and 1 teaspoon salt. Spread 1⁄4 of cheese mixture onto each chicken breast, then sprinkle basil on top. Roll up chicken breasts, tucking in loose pieces. Secure with toothpicks.
- Pour beaten egg whites into a flat dish. Mix breadcrumbs, remaining salt, pepper and garlic powder in a second flat dish.
- Dry rolled chicken breasts with a paper towel and place in egg whites, coat- ing completely. Then roll chicken in bread- crumb mixture until covered.
- Place chicken in a baking dish coated with nonstick cooking spray, leaving space between each breast. Bake for 45–50 minutes or until internal temperature reaches 165 degrees F. Let stand for 10 minutes before serving to help keep chicken moist.
