#121 - Sunset Park

We love living in Sedona because of all the things we can do outside in the sunshine. One of those activities is going to Sunset Park! Sunset Park is the newest park in Sedona, and is in a great location for any festivity you may want to plan.

Sunset Park sits on 7.46 acres in the heart of West Sedona. The park is filled with many different highlights, including recently renovated tennis courts (two) and a basketball court. If you like to play basketball with friends or if you enjoy a game of tennis every now and then, Sunset Park would be the place to go! BYOE - While the facility is well kept, what management doesn't provide is equipment for the courts so don't forget to Bring Your Own Equipment!

There are also two ramadas there for your convenience if you would like to eat lunch in the shade. These shade canopies were installed for park guests to have an escape from the sun...

We love relaxing after a long week at work, don’t you? Often times our kid’s friends will tell us about their recent trip to Colorado to visit the natural hot springs. We are sure to let them know that one of the reasons to live in Sedona is that we don’t have to take a lengthy trip to Colorado or other places to visit hot springs. We have our own - Right here in the Verde Valley!

We love going out to the Verde Hot Springs to relax in nature's natural hot tub! Sedona is located only 56 miles north. Living in Sedona allows us to take an afternoon trip to the springs rather than having to drive all day to visit Colorado’s.

As you are driving to the Verde Hot Springs, be sure visit the remains of an old resort that burned down years ago, an amazing site of Arizona's History. This resort had the hot springs cemented in, causing them to be almost like an actual hot tub, rather than just a hole in the ground. They created three of these pools which are open to Sedona-Verde Valley Residents to use whenever it feels right!...

Buyer & Seller Tips of the Month

Buyers

Pace Yourself When Looking At Homes

We understand that the majority of Sedona Home Buyers tend to want to see everything available for sale prior to making a life changing decision – for instance purchasing their future home. Our Buyer’s tip this month is to encourage buyers to plan enough time on your visit(s) to Sedona when searching for Sedona Real Estate. Don’t try to cram too many showings into one day. If at all possible, add extra time to your scheduled visit.

The reason we suggest taking your time while searching for homes is because seeing too many properties in one day can lead to confusion. All too often, we have buyers that have seen too many homes in one day and they end up confusing the features, the kitchens, the outdoor living space etc. with other houses. Our goal is to simplify the searching process and to make sure that you have a firm grasp on what you have previewed.

One way we can alleviate the confusion is to limit the total number of Sedona Homes you see on a daily basis. We have found that previewing six to seven homes in a day is a good figure for most people. Previewing that amount of homes will typically allow buyers to differentiate the properties and be able to keep the particulars separate.

One strategy to keep in mind is if you start your research online and find fifteen possibilities, we should plan approximately three days of showings to allow us to see all of the homes on your list. We should also keep some time set aside for extra homes we may know of as a local real estate expert that may fit within your criteria. Obviously everyone doesn’t have weeks to research and preview Sedona Homes, but giving yourself ample time to see the properties in person will allow you to make an informed choice without rushing the decision.

Be Flexible & Proactive

Let’s be honest, buyers can be demanding! If you are looking to sell your Sedona Home in the quickest amount of time for the most profit, being Flexible & Proactive are some of the best tactics to use. Dealing with, what seems to be, “an unreasonable seller" can push buyers right into the arms of a different property. Our goal is to prep our Sellers to be the most flexible they can be. Being proactive and flexible will give you an advantage over most homes currently on the Sedona Market.

The following problems are just a few that can be avoided by being Flexible and/or Proactive:

  • Drive-by traffic but no Showings - We mean this in the sense of physical drive-bys and virtual drive-bys online. If potential buyers are viewing your property, but no one is calling to schedule an appointment, something is wrong. The two most common factors are the price is too high or the curb appeal is simply not up to par. Be proactive in the fact that the physical curb appeal may need to be pruned. Ensure your virtual curb appeal has 35+ attractive and uncluttered photos on the online listing. If your curb appeal is not competing with your price range, consider lowering the listing price to attract new buyers.
  • No Repeat Showings - So you are getting showings, but no potential buyers are coming back for a second look. What to do now? Think of it from the buyer’s perspective. If you have to bend-over-backwards to get into a property, but another property in the same price range is easy to get into – which one would you preview for a second time? If at all possible, be flexible enough to show your property at a moment’s notice. Even if the drapes aren’t drawn and the lights aren’t on, it’s better to let an agent show the property than to say no. This tells the buyers that you are motivated and there is nothing wrong with the property.
  • No Differentiating Factor - Setting your Sedona Property apart from the competition is an important factor in selling your property quickly and at the most profit. A Seller Concession could be a good option. Concessions such as an allowance for appliances or repairs, closing costs paid, paid HOA fees or property taxes, etc. can be a positive enticement to buyers. Sometimes price isn’t the only sticking point for buyers. Be flexible enough to anticipate the concerns that they may have with your home and contemplate a solution that you would be okay with.

In our opinion, the greatest concern we have is when a listing has no activity. Being flexible & proactive right from the start can help eliminate staying on the market too long with no activity. If you are flexible in every aspect, from showings with short notice, to pruning your front yard landscaping, to offering Seller Concession(s) that will stand out, we believe you will be able to prevent your Sedona Listing from becoming stagnant on the market. Local Lender Update

News about the federal government shutdown has left markets weaker than expected. Mortgage rates have declined since the government came back online. Many investors are betting on the likelihood the Federal Reserve will continue with quantitative easing policy into the New Year. What does that mean for you? Interest rates should stay favorable if the Fed decides to keep purchasing debt. This in turn will help you refinance your current interest rate, and get your payment lower. If you are in the market for a home it means you will be able to potentially afford a more expensive home than you thought because of these declining interest rates.

Recipe of the Month

German Chocolate Cake Icing

Ingredients

  • 1 Cup Canned Milk
  • 1 Cup Sugar
  • 3 Egg Yokes
  • 1/2 Cup Butter
  • 1 Teaspoon Vanilla
  • 1 1/2 Cup Coconut
  • 1 Cup Nuts (We use Slivered Almonds)
German Chocolate Cake

Directions

  • Whisk together Canned Milk, Sugar, Egg Yokes, Butter & Vanilla.
  • Cook and stir over Medium heat until thickened - about 15 minutes.
  • Add the Coconut and nuts.
  • Beat until thick enough to spread.
  • Spread over a freshly baked German Chocolate Cake.
  • Serve with a glass of cold milk.
