#182 - Sedona Wetlands Preserve

It may come as a surprise that our high desert location could support a rich array of wetland bird varieties, but indeed it does. For unrivaled viewing opportunities, Sedona Wetlands Preserve is the place to go. The preserve is located at the waste water treatment plant off of State Route 89A between Sedona and Cottonwood and is open from dawn to dusk, seven days a week.

The park is a lovely place for bird-watching, but also for photography and just leisurely walking as it is such a beautiful contrast to the land surrounding it. Get Pre-Approved Before You Make an Offer

The importance of getting pre-qualified and even pre-approved is now more paramount than ever before. If you have purchased a piece of Real Estate recently (since 2013) you most likely have heard of the Truth in Lending Act (TILA) and the Real Estate Settlement Procedures Act (RESPA). These rules were put into place to ensure that the borrower has complete knowledge of what fees they are paying during the loan origination process.

As of October 2015, a new set of guidelines were put into place, which ultimately combined the initiatives above. The industry term for this document is “TRID” - TILA & RESPA Integrated Disclosure. The purpose of this document is for consumers to better understand the fees, terms and conditions of the loan they are procuring.

2 Points to Keep in Mind About TRID:
More Paperwork
More disclosures will be given upfront in an effort to better state the terms and conditions of your potential loan.
Extra Signatures & Waiting Time Now Required
Borrowers must sign acknowledgement of the closing disclosure 3 business days prior to close of escrow. This matches a similar timeline to what most people endure during a home refinance. Our typical 30 day close might be closer to a 45 day close until these processes are streamlined.

Ultimately, when you are considering purchasing a piece of Sedona Real Estate think ahead. Interview lenders, select whom you’d like to work with, and get pre-approved prior to making an offer. We expect the likelihood of a seller accepting an offer without pre-aproval to decrease, especially if you are up against another buyer with an equal offer using cash funds to close.

One last thought: If you have cash you can pull together rather than obtaining a loan, it may be the better strategy and may help your offer be more enticing to a seller. Offering cash and a quick close rather than the unknowns of the traditional borrowing of funds may be enough for the Seller to select your offer over an opposing competitor.

Don't Just Reject a Low Offer

When dealing with your personal home, negotiations can feel personal. We understand. So much time, energy and money goes into getting your house ready for sale. You complete your “honey-dos”, declutter, organize, possibly add a fresh coat of paint, decide on the perfect listing price with your Sedona Realtor, sign all the paperwork, accommodate for showings and open houses, and then you anxiously await an offer. Then, when you get the call that someone is interested, and you realize they are ready to make an offer, you hear the price and you almost have to laugh. At first, you may think that their offer is insulting. As much as you'd like to ignore it and move on, sometimes “playing the game” may turn out to be in your benefit and lead to a valuable negotiation.

We understand your frustration! Selling your home is an emotional rollercoaster and it can be a draining process. However, when you receive an offer at a lower price than what you were expecting, please take a deep breath and talk with your Realtor. There are many options and strategies to consider when negotiating an offer. Take a look at the items to consider below.

Try to Never Reject an Offer:
Throw out any preconceptions you may have about the buyers’ willingness to negotiate. After working with hundreds of buyers and sellers over the years, we have realized that you never truly know what someone is willing to do. Even if you think it is a waste of time to submit a counter offer, you’ll never know the other side’s stance until you try.
Review a Current CMA:
When setting your original listing price you probably considered how much you have invested, what similar properties are listed/selling for and how much you want to net. Now that an offer is on the table, you should revisit current market statistics. This is the only way to decipher if the offer is below market value or consistent with what similar properties are currently selling for. Using the statistics to your advantage may also help you decide on the topic below...
Balance the Decision “Is it time to move?” vs. “Should I wait for full asking price?”:
This is the most thought about dilemma regarding selling your Sedona Real Estate. Would you rather sell your property sooner, most likely for a lesser amount, so you can move on? Or would you prefer to wait, to maximize your sales price, which could possibly turn into waiting multiple months or perhaps years on the market?
Remember, only you can decide which is most important for you and your family and it is best to decide early into the selling process. Obviously our first priority, as Sedona Realtors, is to sell your property quickly and for the highest amount. But sometimes external market factors may cause you to have to answer this dilemma for yourself.

Crockpot White Bean Chicken Chili

Ingredients

  • 1.25 lbs Boneless/skinless chicken breast, cut into cubes
  • 2 cups Chicken broth
  • 1 (11 oz) Can white corn, drained [1]
  • 2 (15 oz) Cans Great Northern Beans, drained [2]
  • 1 Small white onion, chopped
  • 1 (4 oz) Can green chiles, chopped
  • 1 (14 oz) Can diced tomatoes - drained
  • 1/2 tsp Garlic powder
  • 1 pkt White Bean Chili Seasoning Mix [1] (or 1-2 tbs chili seasoning)
  • After Cooking Stir In: 1/2 cup Fat free sour cream (or plain lowfat Greek yogurt)
  • Optional -- Garnishes: 1/2 bunch cilantro leaves, chopped, pinch of sugar substitute (I like the subtle sweet flavor it adds!)

Directions

  • Place all of the ingredients in Crock Pot, and cook over low heat for 8 hours.
  • Note: There is no need to cook chicken before adding to the crockpot!
  • The estimated total time to make this recipe is 8 hours.
