Previously known as Keiser's, Nick's on the West Side is our favorite go-to place for breakfast, lunch & dinner. Choosing a Home Builder

Vacant Land in Sedona has been one of the slowest recovering sectors of our Real Estate Market. With that being said, great values can currently be found in numerous neighborhoods. The tough question follows, "Who will I use to build my New Sedona Home?" The following is a guide to consider when looking at prospective builders:

Obviously the cost of construction is an enormous factor when you decide on the builder. Choosing an experienced builder, which has relationship(s) with local subcontractors, can help with the accuracy of the initial price quote. If you have a firm budget for construction, you don’t want to have to worry about blowing your allowance on one part of the home and have to drastically scale back another area because of unexpected expenses.

If you are considering a builder from outside of our area, their estimates for certain trades people may be out of line with what is common in Sedona. Regardless of whom you choose, make sure they have accurate cost estimates to prevent unforeseen overruns.

Have you ever built a New Home Before? If you have, you are probably fairly familiar with the process. If you have never had the pleasure to experience the process, there are a lot of decisions to make during construction. Having a builder that is understanding and experienced can help keep you from bogging down on smaller decisions and can help guide you through the process efficiently.

Seasonal Pruning

Here in Sedona, we had an unseasonably warm winter that has caused Spring to arrive earlier than usual. As the trees are blooming we are reminded that Spring pruning is very important as our Sedona Sellers' maintain attractive curb appeal to charm potential buyers.

Below are some seasonal pruning tips that we have seen enhance a Sedona Property for Sale's landscaping.

  • Spring - If you have put off your yard maintenance since the fall, now is the time to catch up! Get rid of fallen leaves, broken tree branches, etc. We recommend weeding your yard and preparing your vegetable & flower garden(s). Trim any bushes, pompous grass, trees, etc. that may have gotten unruly during the winter months. Here in Sedona we see a lot of plum trees blooming gorgeous buds…make sure those flourish by tending to your drip system.
  • Summer - Sedona's hot summer weather often does not allow for lush greenery. We suggest to over-seed & water greenery regularly during these months. Another suggestion is to keep your pool equipment maintained especially during Sedona's Summer Monsoon storms.
  • Fall - Clean up those leaves! While Sedona has plenty of desert and evergreen plants/trees we also have typical trees that shed their leaves in the fall. Fall is Sedona's busy season for the Real Estate Market so make sure to clean these up and maintain a fresh, clean first impression to potential buyers considering your property.
  • Winterize - Most cases, the vacant properties we have listed on the Sedona Market are the homes that need winterizing. However, even if you are occupying your home please take necessary precautions to protect the plumbing of your property. Watch the news so you know when to turn up the heat (keeping the home above 50 is a good rule of thumb).

Local Lender Update

Happy February! Interest rates are at their best since November. Even though the Fed is tapering its stimulus to the economy, interest rates for mortgage loans have improved. Janet Yellen has officially taken over for Ben Bernanke as Chief of the Federal Reserve.

Increasing are the number of builders who are returning to the industry, and building homes , 2014 promises to be a strong year in real estate. Homes are very desirable here in the Verde Valley. Interest rates are expected to increase in the long term, so if you are in the market for a home it may make sense to jump on these lower interest rates while you still can.   • Spinach (I get the organic pre-washed spinach in a bag)
  • Goat Cheese
  • Strawberries
  • Candied almonds, pecans or walnuts
  • Poppy Seed Dressing of Choice

Directions

  • Combine everything together in large bowl & toss with dressing.
