We love relaxing after a long week at work, don’t you? Often times our kid’s friends will tell us about their recent trip to Colorado to visit the natural hot springs. We are sure to let them know that one of the reasons to live in Sedona is that we don’t have to take a lengthy trip to Colorado or other places to visit hot springs. We have our own – Right here in the Verde Valley!

We love going out to the Verde Hot Springs to relax in nature’s natural hot tub! Sedona is located only 56 miles from the Verde Hot Springs. Living in Sedona allows us to take an afternoon trip to the springs rather than having to drive all day to visit Colorado’s.

As you are driving to the Verde Hot Springs, visit the remains of an old resort that burned down several years ago. This resort had cemented in the hot springs, causing them to be almost like an actual hot tub, rather than just a hole in the ground. They created three of these pools which Sedona-Verde Valley Residents use whenever it feels right!...

Verify Utilities

When buying a piece of Sedona Real Estate due diligence is always our first priority. For all of you out-of-state buyers, in Arizona, the inspection period begins the day after acceptance. Depending on what was negotiated in the purchase contract, the buyer has a number of days (typically ranging between 10-30 days & vacant land inspection periods are often longer than residential homes) in which to perform their due diligence before their earnest deposit becomes non-refundable.

During the inspection period, buyers can cancel for any reason. This is why we assist our buying clients with understanding the following:

  • What the CC & R’s are for the subdivision
  • Making sure the buyer can obtain insurance for the property given any prior claims
  • Ensuring that the property is located outside of the flood zone
  • Scheduling inspections for residential homes
  • Meeting with architects or contractors
  • Obtaining County, City & HOA building guidelines, etc. for vacant lots.

We help you step by step to make sure all your bases are covered prior to the inspection period concluding.

One area that most agents gloss over is utility verification - this is where we come in. Once a contract is accepted, our team will go to work contacting the water, gas, electricity, sewer and cable companies to make sure that there is service to the Sedona Vacant Lot. In most cases the company will send us a map showing where the utilities will be on the lot and how much the initial setup fees will be.

We find this extremely important for buyers to know if there is public water available or if a well will need to be dug. We also verify if the property can be connected to sewer or if a septic or alternative system will need to be considered. Other items researched include determining if you will need to use propane or if natural gas is installed to the property boundary. These are material facts to be considered prior to ending your inspection period.

In conclusion, our advice as seasoned Sedona Realtors is to not only do the due diligence that is recommended by your Realtor, but to know what is important to you as you begin your journey of owning a Sedona Property. Recipe of the Month

Four-Cheese Zucchini Strata

Makes: 8 servings | Prep: 35 mins | Chill: 2 hrs to 24 hrs | Bake: 45 mins 325°F

Ingredients

  • 4 medium zucchini and/or yellow summer squash, halved lengthwise and cut into 1/4-inch slices (about 5 cups)
  • 2 tablespoons olive oil
  • 8 cups garlic-flavor Italian flatbread (focaccia) cut into bite-size pieces
  • 1 cup shredded provolone cheese (4 ounces)
  • 1 cup shredded white cheddar cheese (4 ounces)
  • 1/2 cup crumbled feta cheese (2 ounces)
  • 1/2 cup grated Parmesan cheese
  • 7 eggs, lightly beaten
  • 2 cups milk
  • 2 tablespoons snipped fresh parsley
  • 1/2 teaspoon salt
  • 1/2 teaspoon ground black pepper
  • Snipped fresh parsley (optional)
  • Directions

  • Lightly grease a 3-quart rectangular or oval baking dish; set aside. In an extra-large skillet cook squash in hot oil over medium-high heat until light brown, stirring occasionally. Remove from heat. Place half of the bread pieces in the prepared baking dish. Top with half of the squash and half of each of the cheeses. Repeat layers.
  • In a large bowl combine eggs, milk, parsley, salt, and pepper. Pour evenly over layers in baking dish. Using the back of a large spoon, gently press down on layers. Cover with plastic wrap and chill for 2 to 24 hours.
  • Preheat oven to 325 degrees F. Remove plastic wrap. Bake for 45 to 50 minutes or until set and an instant-read thermometer inserted into the center registers 170 degrees F. Let stand for 10 minutes before serving. Sprinkle with additional parsley if desired.
