Verify Utilities

When buying a piece of Sedona Real Estate due diligence is always our first priority. For all of you out-of-state buyers, in Arizona, the inspection period begins the day after contract acceptance. Depending on what was negotiated in the purchase contract, the buyer has a number of days (typically ranging between 10-30 days) in which to perform their due diligence before their earnest deposit becomes non-refundable.

During the inspection period, buyers can cancel for any reason. This is why we assist our buying clients with understanding the following:

  • What the CC & R’s are for the subdivision
  • Making sure the buyer can obtain insurance for the property given any prior claims
  • Ensuring that the property is located outside of the flood zone
  • Scheduling inspections for residential homes
  • Meeting with architects or contractors
  • Obtaining County, City & HOA building guidelines, etc. for vacant lots.

We help you step by step to make sure all your bases are covered prior to the conclusion of the inspection period.

One component your due diligence should include is utility verification for vacant land. Once a contract is accepted, our team will go to work contacting the water, electric and gas (where available) companies to make sure that there is service to your future Sedona Property’s boundary. If sewer, cable and/or telephone are important to you, let us know & we’ll research those services as well. In most cases the company will send us a map showing where the utilities terminate and how much the initial setup fees will be.

We find this extremely important for buyers to know if there is public water available or if a well will need to be drilled/installed. We also verify if the property can be connected to sewer or if a septic or alternative system will need to be considered. These are important factors that should not be overlooked prior to ending your inspection period.

In conclusion, our advice as seasoned Sedona Realtors is to not only do the due diligence that is recommended by your Realtor, but to know what is important to you as you begin your journey of owning a Sedona Property. Please don’t hesitate to call us with any questions.

Showing Feedback – How to Take Constructive Criticism

As a successful listing agent, we routinely ask for feedback from showing agents. This gives us an insight into potential buyers’ mindsets and to what the market will bear. These showing agents, and their buyers, typically view multiple properties that are competition for your Sedona listing. Their feedback could be extremely valuable in your selling process.

Keep in mind that not all showing agents provide feedback. For those that will, here is our recommendation for how to handle their comments. Categorize their feedback into actionable items vs. the buyers’ personal preferences. One example may be that a buyer doesn’t like the floorplan of your Custom Sedona Home. There is little that you can do to efficiently or cost effectively alter your home’s design. Our advice is to listen to their feedback, but more than likely, consider that buyer as someone who is not a good fit to purchase your home.

On the other hand, if someone comments that the home feels dark, you may consider adding addition light fixtures or adjust window coverings to combat this issue. We recommend that you do not take every piece of feedback personally, but use it to make insightful decisions on how to improve the marketability of your Sedona Property. Another piece of feedback we request is the pricing opinion of the showing agent. These opinions can vary, but they can give us insight into how we currently compare to the competition. Keep in mind these agents do have a bias as they work for the buyer. Always rely on your Sedona Realtor to determine when to adjust your pricing strategy.

Bottom line - keep your Selling goal in mind. Never make costly improvements that have minimal return on your investment…sometimes it is better to wait for the right buyer at the current price or to lower the asking price in lieu of making unnecessary improvements. Always consult your local Sedona Realtor to assist in making such decisions.

Recipe of the Month

Crispy Parmesan Chicken with Creamy Lemon Garlic Pasta

Ready in 30 Mins. | Serves 4

Ingredients

  • 2 Chicken Breasts, sliced in half
  • 6 Tablespoons butter, divided
  • 1/2 cup Italian Bread Crumbs
  • 1/2 cup grated parmesan
  • 1/4 cup flour
Creamy Lemon Garlic Pasta:
  • 8 ounce pasta of choice, I used thin spaghetti
  • 1/2 cup heavy whipping cream
  • 1/2 cup grated parmesan cheese
  • Juice of one lemon
  • 1 teaspoon garlic powder
  • 1/2 teaspoon salt
  • 1/4 teaspoon pepper
  • Chopped fresh parsley for garnish, if desired
Crispy Parmesan Chicken with Creamy Lemon Garlic Pasta

Directions

  • In a large skillet over medium heat melt 2 Tablespoons butter. To make the chicken: Melt remaining 4 tablespoons of butter in a shallow dish. In another shallow dish combine bread crumbs, parmesan cheese, and flour. Dip the chicken in the butter and then coat in the bread crumb mixture and place in skillet.
  • Cook on each side for about 3-4 minutes until the outside is crispy and the chicken is cooked throughout. (It shouldn't take too long because the chicken should be thin).
  • Meanwhile cook the pasta according to package directions and drain. In a medium sized skillet add the heavy whipping cream, parmesan cheese, lemon juice, garlic powder, salt and pepper. Whisk together and cook over medium high heat until it starts to thicken. Remove from heat and add the pasta to coat in the sauce.
  • Serve the chicken with the pasta and garnish with chopped fresh parsley if desired.
