Weddings are stressful on all parties. Most of the stress stems from not knowing where to start. Luckily some answers are on the way. In our own backyard, the Sedona Wedding Professionals Association has chartered the perfect event. The 2nd annual Sedona Bridal Fair, Scheduled for Sat. February 18th, 2012, gives brides and their maids of honor the resources to plan a wedding! Everything you need to get started on your wedding planning journey is assembled on the grounds of the Poco Diablo Resort. The only other thing you will need is a groom, as these are not provided at the event.

Valentine's Activities

There are plenty of reasons to live in Sedona. One of our favorites is the many romantic activities you can do with your spouse & family. This year we decided to research the options for Valentine’s Day Weekend and we discovered the Verde Canyon Railroad features a train ride as one of the best ways to spend this year’s holiday with your loved ones.

Buyer & Seller Tips of the Month

When searching for a new home or lot, it's best to map out a "NEEDS" & "WANTS" List. Not every property will have everything you "NEED", but it may compensate by including lots of items on your "WANTS" list. It is important to start your search with the NEEDS items spelled out so the WANTS items do not entice you to fall in love with a piece of Sedona Real Estate that does not fit your lifestyle. An example list could be:

2-Car Garage
4 Bedrooms
Shed or Exterior Work Area
WANTS
Granite Countertops
Fenced Backyards
Lush Landscape

Be open. Don’t get stuck on having to have a fenced back yard or other items that can easily be added. Remember neighborhood is important so if you find a great Sedona Property in a great neighborhood, you can easily make it your dream property with a few minor additions.

When selling your home certain existing fixtures on the premises are included in the sale as well as some personal property. Please read over the complete list of What Typically Stays when Selling in the Seller’s Section of our website. You will find the following items on the list, among others:

  • Ceiling fans
  • Light fixtures
  • Outdoor landscaping including fountains,
  • Draperies &
  • Window Coverings

If you have something that you want to keep such as a favorite chandelier you purchased on a trip, the best choice would be to replace with another light fixture. You may also exclude that item from the sale and put it in writing.

An Update from your Local Lender

Help is on the way!

We have heard the president say many times lately that "help is on the way", and for those who have loans owned by Fannie Mae and Freddie Mac this statement may be coming true to some extent.

Coming in March the "HARP" program will be extended to help homeowners who are paying their mortgage payments. This program will remove the loan to value parameter making an appraisal not something to worry about. There will also be limited income documentation required to qualify. This program is designed to give those who have been making their payments the opportunity to benefit from some of the lowest rates we have seen. More information on this program will be available as we get closer to the March deadline.

The expanded "HARP" program is designed to lower the nations debt by making loan payments more affordable. This may, in turn, take some pressure off of the real estate market and keep homeowners in their homes. This may take some additional supply of homes off of the market therefore strengthening the market as a whole.

Pam's Recipe of the Month

Valentine's Sugar Cookies

Recipe Ingredients

  • 1 cup butter softened
  • 1 1/2 cup powder sugar
  • 1 egg
  • 1 t. vanilla
  • 2 1/2 c. flour
  • 1 t. baking soda
  • 1 t. cream of tartar

Cream Cheese Frosting Ingredients

  • 1 3-ounce package cream cheese, softened
  • 1 T butter, softened
  • 1 t. vanilla
  • 2 cups powder sugar

Recipe Directions

  • Combine all ingredients.
  • Refrigerate.
  • Bake at 375° for 7 - 8 minutes on lightly greased cookie sheet.

Frosting Directions

  • In small mixing bowl, combine cream cheese, butter & vanilla.
  • Beat at low speed
  • Gradually add sugar, beating until fluffy.
  • If necessary, add milk to make of spreading consistency.
