Our New Year's Resolutions
Focus on Health

As we begin the New Year, we have taken time to reflect on 2011. After some thought, there is plenty we would like to improve on in 2012. Sedona AZ is notorious for new beginnings and/or an ideal place to make changes in your life. We feel lucky we get a chance to regroup in such a great place.

We have routinely discussed how we feel Sedona’s culture and outdoor-friendly community is plenty of a reason to live in this gorgeous town. As we took time to decide on our New Year’s Resolutions, we determined 2012 is time to take advantage of our town and to focus on our health. We have decided we will attempt to improve our health in three areas:

  • The Mind
  • The Body
  • and The Soul

With those goals in mind, living in Sedona allows us and others an opportunity to pursue our resolutions with plenty of options locally.

Buyer & Seller Tips of the Month

Buyers

If you are thinking about buying a home, your first priority should be to identify what your budget will allow you to spend on your new Sedona Property. It is in your best interest to get pre-approved with your lender in the very beginning. Your lender is best qualified to let you know what amount your monthly budget and your credit rating(s) will allow you to borrow.

We want everyone to be comfortable with their price range. Once you & your lender are comfortable with what you can spend and borrow, we are able to show you what Sedona inventory matches your range. This step is extremely important as we find that many times the price range may be higher or lower than what you were expecting.

Once you find the perfect home, in Arizona, we are required to submit proof that you have the financial capacity to close the transaction. Your lender will be well on their way to providing that for you to accompany any offer you make.

If you are paying cash, you will still need to show verification of funds from your financial institution. However, there is strategy when presenting your cash offer. You do not want to limit your negotiating power by showing the selling party your full financial picture. One way around this is to get a verification letter specifically detailing the amount on deposit matching your offer price. Although this may be an additional headache, it may allow you to negotiate a better value for your Sedona Property.

As the realtor is getting the key ready to unlock the door, the buyers are getting their first impression so make sure your home stands out in a good way. Something to consider would be to have fresh flowers at the entry.

Knowing that you are going to move anyway, prepare for showings by starting to declutter and packing up personal items. We suggest you begin with the following:

  • Declutter the kitchen & make it sparkle
  • Keep bathrooms free of personal items & make them shine
  • Pack some of the clothes in your closet then color organize the rest
  • Organize the garage/storage space

Searching for a Good Lender

Pam's Recipe of the Month

Hot Artichoke Cheese Dip - Great for a Superbowl Party

Recipe Directions

  • Chop both kinds of artichokes & mix
  • Spread in a 6 x 10" buttered flat baking dish
  • Spread chilis over the mixture, then mayonnaise
  • Finish by sprinkling cheese over top evenly
  • Bake at 350 degrees for 15-20 minutes, until bubbly. **30 minutes if it's been refrigerated.
  • Serve with taco-type chips or fritos.

Recipe Ingredients

  • 8 1/2 oz Jar Marinated Artichoke Hearts (drained)
  • 8 1/2 oz Can Artichoke Hearts packed in H2O (drained)
  • 7 oz Can Mild Diced Chilis
  • 3 T. Mayonnaise
  • 2 Cups (approx. 6-8 oz) White Cheddar Cheese (grated)
