#175 - Blazing M Ranch

If you are looking for a rip-roaring good time you must know about Blazing M Ranch in Cottonwood, a very short drive from Sedona. The ranch has so many fun things to do and is an excellent choice for hosting large parties and events. Upon arrival you will feel hearkened back to the days of the Wild West…as you are met with Frontier Town Shops. These shops appear to be old-time shops but are actually stocked with the latest goods and fashions. The Blazing M is renowned for their mouth-watering cowboy style menu, featuring barbecue chicken, ribs, and a full plate of sides. Guests are served cowboy style once the dinner bell is rung. Then the fun just continues with award-winning music performances, cowboy humor and poetry. The saloon is an ever-popular watering hole as well.

Families make memories at the Blazing M Ranch, with the array of adventurous activities such as...

Buyer & Seller Tips of the Month

Buyers

Limit Outside Noise -
Consult with an Expert

We understand the importance of seeing all your options before making a big life decision such as purchasing a Sedona Home. However, the problem with this approach is that often Home Buyers get confused and overwhelmed when too many possibilities present themselves.

It seems that everyone has some experience with Real Estate. When you announce that you will be purchasing a Sedona Home, all your friends and relatives come out with ideas and opinions for you. Our tip for all you buyers out there – Don’t get too many opinions. Consult with your immediate family and your Realtor to determine which features in a Sedona Property are on the needs list and which are on the wants list. Knowing these ahead of time helps narrow your search window when previewing property.

Looking at everything in your price range is one approach that often leads to overwhelmed buyers and confusion of what features belong to what property. Narrowing your search to properties that meet your needs and wants list helps to locate the perfect Sedona Property for your family without driving you crazy. Trust us, if you don’t see everything on the market – it’s ok! This is one reason why we recommend working with a Realtor that has abundant market knowledge.

When hearing your needs & wants list, an experienced Realtor can eliminate properties that have no value to you and only present properties that may be of interest. We believe that our team is the best resource for you as a buyer of Sedona Real Estate, but don’t take our word for it, take a look at the 5 star review user77199137 gave us on Zillow.com.

"We met Rob and Pam when I took my husband to the Sedona area for the first time. He was very apprehensive about seriously looking at prospective properties without having more knowledge about the area, but meeting and working with Rob that first day put his fears to rest. Rob and Pam have such good background knowledge of the area and were quick to help with answers to all of our questions and concerns. Rob never pressured or tried to ‘sell’ us on any property – if asked he gave solid, logical advice but patiently allowed us to look, investigate, and come up with our own conclusions about the worth of the homes we saw. This approach gave us confidence in him and helped us reach decisions that were beneficial to us in our search process much faster. We are thrilled with the property we ultimately purchased and have recommended Rob and Pam to friends interested in relocating to the Sedona area."

Remember, just as you wouldn’t let your friend give you a root canal or your brother tell you which antibiotic to take for strep throat, we suggest that you consult with an experienced & licensed Sedona Realtor about the potentially largest investment of your life.

If you have any questions or concerns about purchasing a Sedona Property please feel free to contact us. Our market knowledge and general area understanding can be a great asset to you in your search for a new place to call home. Please, use us as a resource.

Prepare for the Open House

One way to improve the speed of selling your Sedona Property is to maximize its exposure to buyers. We feel a great way to do that is to leverage the group of local realtors on a Broker's Tour. Currently our Sedona Verde Valley board of Realtors has approximately 600 or so members. We feel getting them into the home early is key to maximizing your exposure.

Our local board has a great system in place to facilitate the agents’ viewing of new properties for sale with our weekly home tours. Here in Sedona we have our areas divided into four different tours, one area each Thursday morning.

Each Thursday one of the areas is open for new listings to be on display for other local Real Estate Agents. We always suggest that we put your property on as soon as possible as long as it is “Show Ready.” Remember you typically only get one chance to make a first impression.

Here are some tips to help you prepare for a Sedona Realtor Tour:

De-personalize
We know that selling your Sedona Home can be an emotional task. There are so many memories associated with your home & packing up your belongings can trigger suppressed emotions (positive & negative). With all this said, we have experienced that Sedona Homes’ can sell faster if you limit personal belongings on display. Our goal as Selling Agents is to get the potential buyer(s) to imagine themselves in the home...If they continually see photos of your family, children’s artwork, your personal décor style, etc. a buyer’s ability to imagine their future in the property can be limited. Please pack up all personal items that aren’t needed on a daily basis and store them out of sight.
De-clutter
Now that your personal items are scares, focus on accentuating your square footage. De-clutter your rooms and closets/storage areas. This can make a huge difference for potential buyers when they are viewing your Sedona Home. Some buyers struggle to visualize what an area can look like for them if they were to make a purchase. If possible, pack up all collectables, knick-knacks, extra furniture, etc. Eliminating these factors can make the space feel larger than it is and help buyers plan their furniture layout(s).
Clean, Clean, Clean
We know we have said it before, but we’ll say it again, “clean every part of your home prior to the Realtor Tour”. This means getting the carpets cleaned, re-sealing your tile grout or hard wood floors, cleaning out the duct work, wiping down the walls & floor boards, pruning the landscaping in the front & back yard, etc. Having an exceptionally clean home can do wonders for making a good impression on Realtors & potential buyers. We want everyone that sees your home to have a positive reaction to the hard work you have put into to making your property a home.

Please keep in mind that we are not trying to overwhelm you but our advice is proven to help sell your Sedona Home. If you have any questions please don’t hesitate to contact Rob at 928-821-3508.

Recipe of the Month

Patriotic Fruit Pizza

Courtesy of Get off your Tush & Cook

Ingredients

  • 1 roll sugar cookie dough, frozen
  • 4 oz light cream cheese
  • 1/2 tub of frozen whipped topping (like coolwhip), thawed
  • Assorted fruit: Strawberries, blueberries, raspberries and blackberries are recommended for USA pride but you can use kiwi, mango, peach, pineapple, or anything else you can think of!
Patriotic Fruit Pizza

Directions

  • Cut frozen roll of cookie dough into quarter inch rounds and create the cookie cake by starting with one cookie in the center and overlap each cookie slightly, creating a spiral.
  • This part doesn’t have to be perfect, it will spread out and create a nice even cookie.
  • Bake in the oven for about 18 minutes, or until cookie is lightly browned but not too well done (we like a nice soft, almost underdone center).
  • While cookie cools, make the topping. Soften the cream-cheese by microwaving for 10-15 seconds.
  • Stir the cream-cheese and then add the cool whip and stir until combined.
  • Top the cooled cookie with the topping.
  • Decorate cookie with fruit and chill until you’re ready to serve and enjoy.
