#125 - Sedona Trolley

Another reason we love living in Sedona – the Sedona Trolley! The Sedona Trolley brings a small-town feeling to the Sedona community. It is a friendly service that takes the residents and the tourists around town on different tours to see Sedona and the famous red rock views first hand.

Sedona Trolley rides are given on a first come, first served basis. There is no need to plan too far ahead for tickets. When boarding the trolley, you can pay your fee for the ride. Currently prices are only $15 for adults and $12 for children. There are two different tours you can take. They both take approx. 55 minutes and depart from the Uptown Depot.

#121 – Sunset Park

We love living in Sedona because of all the things we can do outside in the sunshine. One of those activities is going to Sunset Park! Sunset Park is the newest park in Sedona, and is in a great location for any festivity you may want to plan!

Sunset Park sits on 7.46 acres in the heart of West Sedona. The park is filled with many different highlights, including recently renovated tennis courts (two) and a basketball court. If you like to play basketball with friends or family or if you enjoy a game of tennis every now and then, Sunset Park would be the place for you to go! The courts are very nice and are fun to play on; just bring your own equipment and you are ready to play.

Total Investment vs. Neighborhood Values

Attention buyers: Don’t overlook the expense for your new property’s remodel. What does this mean? We have noticed, as Sedona Real Estate Agents, that some buyers need to upgrade a home almost immediately upon purchase. As the reasons for the upgrades vary, and it sounds obvious to comment, please make sure that you remember to monitor your impending renovation expenses.

We often see good values for Sedona homes in all price points. Some Sellers are already factoring in the cost of future renovations. Sometimes they discount the listing price accordingly, but unfortunately they may under estimate actual expenses. Our message this month is for you to make sure that your new property’s value is not squandered by over renovating and ultimately “pricing your home out of the neighborhood” when it comes time to sell.

Remember to factor in any potential renovation expenses or potential items that must be replaced in order for you to make your new Sedona Property feel like home. Our example would be that you found a listing that was well priced at $500,000 in a gated community. However, the highest priced home in the neighborhood recently sold for $550,000 and the average home sells for considerably less. If you needed to put $100,000 into your purchase for renovations, understanding that most of it would be new, we would be concerned for you that if your circumstances changed unexpectedly, it may be difficult to sell the home for what you have invested.

Improvements for a Higher Sale:

Carport vs. Garage

It is no secret that buyers typically look for the highest amount of value for their purchase. If a certain property does not meet all of their criteria, in their mind, they tend to discount the price or eliminate it from consideration altogether. What we have come across recently, as Sedona Realtors, is that a number of older homes sometimes only have a carport versus a garage. In Arizona, due to our abundance of sunny weather, buyers tend to prefer to keep their home search to options with garages. Sedona homes with a carport may be able to be converted to a Sedona Property with a garage fairly easily.

Rob’s former contractor experience helps us determine the process and things to look for when converting a carport into a garage. Consider the following items when determining if enclosing your carport is in the best interest of maximizing the value of your Sedona Home.

Understand that typically your carport will have a roof, one wall (attached to home) and a concrete foundation (if you do not have a concrete foundation, you will have to also factor in adding the expense of a finished concrete floor). These factors may limit the amount of expense necessary to enclose your carport and add value to your sales price.

Another key component to determining if you can simply convert from a carport to a garage is to have somebody (Rob is happy to assist) review the roofline and the header height for your potential garage door opening. In most cases you will need approximately 7 feet of clearance for a standard garage door. You will also need approximately 12 inches of additional space, inside of the carport, to allow for the door to function (more or less you are looking for an 8 foot ceiling height). Again, there can be exceptions to these measurements so be sure to consult with a licensed contractor before you commit to the conversion. Lastly, the length/depth of the garage is also an important factor that will determine if the carport can be easily converted. There are many different vehicle sizes to consider, but don’t feel like you have to fit an extended long bed truck into every new garage. Have enough space to accommodate most vehicles, but don’t over commit to adding additional foundation costs and roofing expense if your carport is not currently equipped. Remember we are trying to limit your costs while adding the most value for potential buyers.

Recipe of the Month

Hearty Lasagna

Makes: 8 servings | Prep: 30 mins | Bake: 45 mins 375°F

Ingredients

  • 12 uncooked lasagna noodles
  • 1 container (24 oz) 4% small-curd cottage cheese
  • 1 container (15 oz) ricotta cheese
  • 2 eggs, slightly beaten
  • 1/2 cup refrigerated basil pesto
  • 1 teaspoon salt
  • 2 1/2 cups shredded mozzarella cheese (10 oz)
  • 1 lb lean (at least 80%) ground beef
  • 1/2 cup finely chopped onion (1 medium)
  • 2 jars (24 oz each) tomato and basil pasta sauce
  • Directions

  • Heat oven to 375°F. Spray 13x9-inch (3-quart) glass baking dish with cooking spray. Cook and drain lasagna noodles as directed on package, using minimum cook time.
  • 2 Meanwhile, in medium bowl, stir together cottage cheese, ricotta cheese, eggs, pesto and salt. Stir in 1 cup of the mozzarella cheese. Set aside.
  • 3 In 12-inch skillet, cook beef and onion over medium-high heat 5 to 7 minutes, stirring occasionally, until beef is thoroughly cooked; drain. Stir in pasta sauce.
  • 4 Spread 1 cup beef mixture in baking dish; top with 3 noodles and 2 1/2 cups cheese mixture. Top with 3 noodles, 2 cups beef mixture and 3 more noodles. Top with remaining cheese mixture, 3 noodles and remaining beef mixture. Sprinkle with remaining 1 1/2 cups mozzarella cheese.
  • 5 Cover; bake 40 to 45 minutes. Uncover; bake 20 minutes longer or until cheese is browned. Let stand 10 to 15 minutes before serving.
