Black Friday Home Edition

Many new Sedona residents have a wish list that is longer than our Real Estate Purchase Contract (a little Realtor humor for you!). Our advice is to take that all-inclusive wish list and prioritize it. We would list items in importance to your everyday living, continuing on to those items that are used more seldom.

Next, we recommend setting your budget, followed by doing your homework! As Sedona Realtor’s who represent buyers, we spend a lot of our time researching homes, inspecting their integrity & obtaining quotes for improvements (due diligence), not saying that we are research experts, but we have a lot of practice! As a new homeowner on a budget, you’ll focus your research on Black Friday deals.

In the past, we’ve had clients benefit the most from the Home Depot specials on appliances & washer/dryers combined with their credit card deal of 0% financing. Obviously this was a past deal, so be sure to do your research on which deals are currently active.

One resource we love is BlackFriday.com. This website collects and organizes all of the Black Friday ads from a variety of stores. Now you can update your wish list with accurate pricing to better ensure an impeccable game plan.

May the force be with you as you conquer Black Friday 2016. One last piece of advice? Cyber Monday (or cyber week, really) is your best friend!! Most of these deals can be purchased while in your pajamas without leaving the couch!

Embrace Autumn & Be Proactive

Autumn, how we love you! Although Sedona is still having weather in the 70s, we are loving the early signs of Autumn. Leaves are beginning to turn color and fall, the mornings are brisk and some of us (Kaitlynn) may already be listening to the "Holly" radio channel!

Our tip this month for those of you selling your Sedona Home is to embrace Autumn & be proactive! Below are some practical ways to stay likeable during the Holidays.

  1. Light those candles and plug in the wallflowers! Because of many years of showing property, we know that smelly properties stick in buyers head. Do yourself a favor and don't be the stinky house…be the house that "smelled like home". Utilize Bath & Body Works sales and get yourself some wallflowers and/or candles. We recommend any Autumn smells such as cinnamon, cranberry, baked goods, falling leaves, etc.
  2. Be a Curb Appeal Aficionado! As your landscaping begins to prepare for winter, stay on top of it. Cut back your dying flowers and get rid of those leaves. Spending time on a regular basis to quickly stay on top of this will be super beneficial to your curb appeal!
  3. Don't over-decorate! We're not going to tell you to skip the decorations this year, however we do recommend toning it back a bit. A few decorations allow buyers to picture themselves in the home without distracting from the home's features.
  4. Be flexible Fight the urge to decline showings that are inconvenient. Remember, it may just be the one buyer that falls in love with your home. As the holidays approach, we find that Sedona Sellers become comfortable in staying home and declining showings. Don't let this be you! Our suggestion is to spend quality time with your loved ones during these showings, i.e. take a walk & enjoy that brisk Autumn air!

Recipe of the Month

One Pan Autumn Chicken Dinner

Ingredients

  • 4 - 5 (6 - 7 oz) bone-in, skin on chicken thighs
  • 4 Tbsp olive oil, divided
  • 1 1/2 Tbsp red wine vinegar
  • 3 cloves garlic, minced
  • 1 Tbsp each minced fresh thyme, sage and rosemary, plus more for serving
  • Salt and freshly ground black pepper
  • 1 large sweet potato (peeled if desired), chopped into 3/4-inch cubes
  • 1 lb Brussels sprouts, sliced into halves
  • 2 fuji apples, cored and sliced into half moons about 3/4-inch thick
  • 2 shallot bulbs, peeled and sliced about 1/4-inch thick
  • 4 slices hickory smoked bacon, chopped into 1-inch pieces

Directions

  • Preheat oven to 450 degrees. Pour 2 Tbsp olive oil, red wine vinegar, garlic and herbs into a gallon size resealable bag, add chicken, season with salt and pepper then seal bag and massage mixture over chicken while working to evenly distribute herbs. Set aside and let rest while chopping veggies.
  • Place sweet potato, Brussels sprouts, apples and shallot on a large rimmed baking sheet. Drizzle with remaining 2 Tbsp olive oil then toss to evenly coat and season with salt and pepper to taste. Spread into an even layer then set chicken over veggie/fruit mixture. Sprinkle bacon (separate any pieces that stick together) evenly over veggie/fruit mixture. Roast in preheated oven until chicken and veggies are golden brown, about 30 minutes (chicken should register 165 in center). Broil during last few minutes for a more golden skin on chicken if desired. Sprinkle with more herbs and serve immediately.
