Another reason we love living in Sedona - the Sedona Trolley! The Sedona Trolley brings a small-town feeling to the Sedona community. It is a friendly service that takes the residents and the tourists around town on different tours to see Sedona and the famous red rock views first hand.

Sedona Trolley rides are given on a first come, first served basis. There is no need to plan too far ahead for tickets. When boarding the trolley, you can pay your fee for the ride. Like most people, we love shopping! Compared to larger cities, Sedona is a little limited on it’s shopping locations as far as department stores go. Even though Sedona’s location is just 45 minutes South of Flagstaff, an hour west of Prescott and only 2 hours north of Phoenix, Sedona Residents can feel secluded from commerce. Know the Cost of Repairs

Due-diligence - Yes, we talk about this topic often. One reason it is so important to thoroughly inspect your future Sedona Property is to estimate the cost of potential repairs and renovations. Knowing exactly what needs fixing/updating before you close escrow can determine if you will stay within your budget for your purchase.

We encourage you to use your inspection period to its full potential. We suggest that you attempt to schedule all of your inspections as early in the inspection period as possible. The reasoning for that is to allow enough time to estimate all repairs. In addition, you will give yourself more time to consider the feasibility of renovations and the potential costs for such plans.

Once you have received all of your inspection reports, and you have made notes of the items that may need updating, take the rest of the time to get qualified tradesmen or contractors to give you quotes for the repairs and/or improvements.

Now they have to deal with the real expense of their improvement plans and have overextended their budget. Make the informed decision early and reap the benefits of maximizing your buying power at a comfortable level for yourself.

When determining which items of the property need the most attention, please consider the following categories that tend to reward sellers by improving their resale value:

De-Pet Your Home Prior to Listing

As you can imagine, odors are just one of the important factors a buyer considers before purchasing a Sedona Home. Our experience in working with buyers has taught us one main question is asked – “Can we eliminate that smell?!”

Sedona Home Buyers often rule out properties that smell like smoke, mildew, or any sort of pet odor. It is obvious to most sellers’ to smoke outside as to not overwhelm your home with the smell of smoke, but what they often overlook is how their pets’ presence can be a hindrance to the sale of their property.

To stay ahead of the game and to have your property stand out to home buyers, please consider “de-petting” your home! We came across an article on MSN.com’s Real Estate section that touched on this topic - http://realestate.msn.com/de-pet-your-home-before-you-sell‎.

So, how do you eliminate the presence of your pet, even if they have been a resident of the home for years? Please consider the steps below:

  • Make toys, bedding, food, etc. scarce – We know better than anyone, pets have a way of leaving their belongings throughout the entire house & yard. When you list your home for sale please try to contain pet memorabilia to a specific area in the house or garage.
  • Take a walk – While a Sedona Realtor is showing your house to potential buyers, it is best to take your pet for a walk. Leaving the pet in a room or in the backyard prohibits buyers from seeing the full picture of the property. If at all possible, never have your pet present at a showing.
  • Deep clean your floors – Attack the problem at the source! Most times bad odors are caused by pet hair in the carpet or “accident” areas that haven’t been properly cleaned. If your pet has frequent accidents in the house, get the carpet professionally cleaned or rent a carpet cleaner and attack the problem areas. Lastly, get rid of as much pet hair as you can. As always, the cleaner the home is, the better it will show. Attempt to keep buyers focused on the home, not the furball in the corner.
  • Fresh Air – Make sure to change your air filters and clean out the vents. It is possible that once your home is spic ‘n span, turning on your air conditioning or heat can spread the odor throughout the entire house. Once these are clean, pick a smell that is welcoming and use it before each showing. Smells such as Oranges, other Citrus or Cinnamon are often a big hit.

If all else fails, hire a professional cleaner. We know your pet is a big part of your family. Making their presence scarce around the house can be an emotional task, but trust us – it is worth the effort. Not only do we expect your home to sell faster, but we expect you to get more money for your property due to the fact buyers won’t feel the need to get rid of the odors.

Local Lender Update

With the US Federal government shutdown many things we take for granted have been impacted. What about mortgage loans? News has been mixed about weather mortgage loans are still funding. We can assure you loans are still being written every day, and will continue to fund even through the Government shutdown. Recipe of the Month

Clam Chowder

Ingredients

  • 2-3 Strips of Bacon
  • 1/3 Cup Chopped Onion
  • 1/4 Cup Diced Celery
  • 2 Cups Diced Potatoes
  • 1 Cup Boiling Water
  • 1 teaspoon Salt
  • 1/8 teaspoon Pepper
  • One Can of Clams in Juice
  • 2 Cups Milk
  • 3 Tablespoons Cornstarch
  • Dash of Paprika
Clam Chowder

Directions

  • Lightly Brown Bacon then cut into pieces.
  • Add Onion and cook until golden brown.
  • Add celery, potatoes, boiling water, salt & pepper.
  • Bring to a boil and cook until potatoes are tender (approx. 15 minutes).
  • Add juice from Clams.
  • Mix the cornstarch with milk then add to pot.
  • Heat slowly, do not boil.
  • Add clams.
  • Divide into bowls and sprinkle with paprika.
