Any resident of Sedona, and visitor for that matter, knows about the fine dining experience created by owner/chef Lisa Dahl. Because Cucina Rustica or Dahl & Di Luca Ristorante Italiano are fine dining, we typically spend our special occasions at one of these restaurants. You can imagine Sedona residents’ joy when Lisa Dahl opened a more economical option to her savory dining. How to Prepare for Your
Home Buying Research Trip

We have been fortunate enough to help out quite a few clients over our many years of educating people about Sedona Properties. Over that time period we have seen clients come to us with varying levels of knowledge about what Sedona in general has to offer as well as the Sedona Real Estate market. We are here to tell you that no matter where you are in your process, it is okay… and we are here to educate you and to help finalize your decision(s).

We often encounter inquiries from potential clients about Sedona as a whole. They have either been here on a previous vacation or have had the area recommended to them by family or friends. Regardless, they typically know very little about the Sedona Real Estate Market before they get here. What we pride ourselves on is educating our clients about Sedona and the properties we have available. If you are considering moving to Sedona and have a trip planned to research properties, look over the following tips to help maximize your time spent:

Prequalify/Know Your Budget – Figure out your comfort level for the amount of money you are able and willing to spend for your new purchase. Understand the difference between the maximum you can afford and the amount you are willing to spend prior to falling in love with any Sedona properties.

Decide What You Are Looking for in a Neighborhood & Home/Vacant Lot – Most of the time our clients are coming to Sedona looking for a different lifestyle than the one that they are leaving. Decide what is important to you and research what each of Sedona’s 7 areas have to offer. Once you decide on your preferred area, the neighborhoods come next. Lastly, decide what home features you can and cannot live without.

Look Online at Prices - Sometimes there can be a bit of “Sticker Shock” when you see Sedona Home Prices (depending on your area, Sedona can be more affordable or a little more expensive than what you are anticipating). Just for your knowledge – Sedona’s median home sales price for all of the homes closed in 2014 was in excess of $374,000. For year-to-date 2015 – the median sales price for all of the homes closed was $380,000. Another quick stat to keep in mind is that the homes in Sedona that closed during the first half of 2015 sold for approximately 96% of the original list price. This will be helpful when you are ready to negotiate an offer.

Once you have the base knowledge of the topics above, you will be able to shorten the amount of time needed to preview properties and drive through neighborhoods. This will maximize your time in Sedona to truly determine the perfect property for you & your family’s next purchase. Should I Stay or Should I Go?

Selling your Sedona Home can be one of the most stressful times of your life. Property showings seem to give Sellers the most angst. We understand your frustrations, but showings are a necessary evil during the home selling process. We are aware that some showings will inevitably occur during inopportune times, but we highly suggest you fight the urge to stay home during any and all showings. Our goal is to make every potential buyer feel welcome and comfortable in their new environment. Below are a few reasons why we feel it is best for Sedona Sellers to leave their property while it is being shown to potential buyers:

We have a Record – Real Estate technology allows us to get an email notification every time someone shows your property. This should ease some of your fears when it comes to security. We receive a notice that will let us know who the agent was and at what time they entered the property. We keep track of these records and they can be shared if needed.

Buyers Need to Feel Comfortable – If buyers show up to a property and they feel that they are inconveniencing you, many tend to rush through their preview in hopes of allowing you, the Sellers, to return to your day. This could lead to buyers overlooking details that may be of importance to them. Our experience with buyers also has shown us that they tend to remember properties where they spent ample time.

Critical Questions – Your property may meet most of the items on a buyer’s criteria list. However, if buyers have questions that may be critical of your paint colors, cosmetic features, neighborhood info, etc. they may feel rude to ask such questions to their Realtor in front of you. If you, the Seller, are not around, the buyers and their agent may be able to better strategize a solution and overcome an obstacle with your home. If you were to remain in the home, that discussion may never occur.

No Need to Eavesdrop...We Will Ask for feedback – If you are wondering how the potential buyers feel about your Sedona Property, rest assured! As your Sedona Realtor, we will ask for feedback from the buyer’s agent. This allows you to the “full scoop” – we don’t just want the buyer’s initial thoughts of your property. We prefer to have their thoughts at the end of the day once they are able to compare your property to the competition. This allows us the chance to get constructive feedback in hopes of better preparing your Sedona Property for a sale.

Recipe of the Month

The Perfect Summer Pasta Recipe: One Pot Pasta

Ingredients

  • 12 oz linguine
  • 12 oz halved cherry or grape tomatoes
  • 1 onion thinly sliced (comes out to 2ish cups)
  • 4 cloves thinly sliced garlic
  • 2 sprigs fresh basil
  • 2 tablespoons extra virgin olive oil
  • 4 1/2 cups of water (some folks use vegetable broth)
  • diced mozzarella (amount desired)
  • salt and pepper to taste

Directions

  • All you have to do is combine pasta, tomatoes, onion, garlic, basil, olive oil, water, salt and pepper in a large skillet.
  • Bring mixture to a boil, stirring a lot. It takes about ten minutes for water to boil off.
  • Once you have removed from heat, add in mozzarella.
  • Garnish with fresh basil and parmesan cheese.
  • Serve & Enjoy!
